Tuesday, March 6, 2007. If filing fee is not delivered by this time, this application will be continued to the
March 29, 2007, meeting.
5. This Item will appear on the Tuesday March 6, 2007, agenda of the Plan Commission Special Studies
Committee at 6:00 pm in the City Hall Caucus Rooms, Second Floor.
Staff comments are as follows:
1. Please bring material samples to the Committee Meeting for review (building materials and color samples)
2. Signage as proposed will require a variance. Please coordinate with planner David Littlejohn
(317.571.2417) for that process and application.
3. Staff does not support the orange band across the top of the parapet, and would prefer the parapet to
remain consistent with the entirety of the Carmel Walk in line tenant building.
4. We are very pleased with the way this new tenant finish is proposed. The addition of outdoor seating and
planting areas will work to make this area more successful (for both patrons and tenants).
5. We will be forwarding you an official meeting agenda and Department Report later today (3/2/2007).

Procedure for Plan Commission
For Business Zones, U.S. 31 Meridian Street Corridor, U.S. 431 Keystone Avenue Corridor
and the U.SA21 Michigan Road Corridor
1. Allow plenty of time for review and approval process (approximately .two (2)
months).
2. Discuss proposed project with DOCS staff (please call for an appointment to discuss
review procedure and appropriate dates) first week of the month, works the best to
begin a project.
3. INFORMATION NEEDED for formal DOCS staff and Plan Commission review:
a. Two copies of formal application with required information
b. Two copies of legal description
c. Two location maps showing location of subject site, zoning and existing land
uses of all adjacent properties.
d. Two copies of a detailed site development plan showing:
1) Detailed drainage plan with drainage calculations. If project is in Clay
Township, take to Kent Ward, County Surveyor (776-9626) and John South,
U.S. Soil Conservation Service (773-1406). If project is in City of Carmel,
discuss with Kate Boyle, City Engineer at 571-2441..
2) Lighting plan
