A R ',I L L', I.'; UI PROJECT OVERVIEW EXPLANATION OF PRELlMI NARY DEVELOPMENT PLAN FILING Section 12 of Ordinance Z-386-02, establishing the U,S, Highway 31 and 146th Street Planned Unit Development, provides that the CarmeVClay Plan Commission, (the "Commission"), shall consider for approval the Preliminary Development Plan for any project on the real estate subject to the Ordinance, The preliminary plan for the development of the real estate is to show proposed facilities and structures and provide parking information for the project. In accordance with Section 12 ofthe Ordinance, Petitioner, Lauth Property Group, is submitting a Preliminary Development Plan to the Commission for its review and approval. The site plan component of the Preliminary Development Plan, showing the proposed facilities and structures together with the parking layout and site design for the proposed development, is attached for your review. Petitioner will review and explain the plan to the Commission at the December 17, 2002, meeting and will have available the supplementary full scale engineering development documents, which have been filed with the Department of Community Services, (the" Department"). The Final Development Plan (the specific plan for the development of the real estate) will be submitted to the Director of the Department, pursuant to Section 12 of the Ordinance following the approval of the Preliminary Development Plan by the Commission. In the future, Lauth Property Group, as the developer, will be filing an architectural design, landscaping, lighting and signage ("ADLS") applications for approval by the Commission for each portion of the project, pursuant to Section 11 of the Ordinance, In those applications, definitive design, landscaping, lighting and signage drawings and specifications will be submitted to the Commission for review and approval.
