PROJECT OVERVIEW
Lauth Property Group is proposing a Planned
Unit Development Ordinance to develop an
upscale, lifestyle, retail development at the
southwest corner of u.s. 31 and 146th Street.
This property consists of approximately 56
acres and is located outside the u.s. 31
Overlay Zone, but within a Tax Increment
Financing District established by Hamilton
County with the approval of the City of
Carmel to finance the construction of the
Range Line Road extension from U.S. 31 to
146th Street.
This lifestyle retail center will be unique to
Carmel and surrounding communities. The
proposed center will be developed to attract
and retain upscale retail and fashion-oriented
tenants that are typically found only in
enclosed malls.
The proposed Planned Unit Development
Ordinance incorporates architectural and sign
standards in order to establish and maintain
an upscale retail development. These
standards are similar to those found in the Old
Meridian District. The landscaping on the site
will be extensive and will include not only
greenbelt and streetscape plantings but also a
50-foot tree preservation and screening area
along the western and southern boundaries of
the project west of the Range Line Road
extension. This area will include an 8-foot
fence and preserve over 3 acres of existing
trees.
The site plan for the project incorporates the
extension of Range Line Road from u.s. 31 to
146th Street as contemplated by the State,
County and City. The site plan also indicates
that any large single user will not be located
adjacent to existing neighborhoods west of
Range Line Road. The U.s. 31 streetscape will
be enhanced with landscaping and ponds.
Lauth Property Group, based in Carmel, has
been developing and managing real estate
developments for over 20 years. Lauth was
the developer of the Meridian Plaza Office
development at 1 03,d Street and U.S. 31, the
retail shops and office development located
just west of the intersection of Carmel Drive
and U.s. 31, and the Behavior Corp
headquarters located at Smokey Row Road
and Old Meridian Street.
