LAND DESCRIPTION:
A part of the Southeast Quarter of Section 21, Township 18 North, Range 04 East, Hamilton
County, Indiana and being part of the 2.79 acre tract of land as described in Instrument
Number 2020061588 as recorded in the Office of the Recorder of Hamilton County, Indiana,
and as shown on the plat of an Retracement Boundary Survey as certified by Nickolas M.
Schmitt, P.S. No. LS21200004 (Fritz Engineering Services, LLC), project number FES2307003
(all references to monuments and courses herein are as shown on said plat of survey) and
more particularly described as follows:
Commencing from the East Quarter Corner of said Section 21, as calculated per said
Retracement Boundary Survey; thence South 00 degrees 19 minutes 39 seconds West on and
along the east line of said Quarter Section with the basis of bearing being NAD83 Indiana

DEED OF DEDICATION
We the undersigned owners of the real estate shown and described herein, do hereby certify that we have laid off,
platted and subdivided, and do hereby lay off, plat and subdivide, said real estate in accordance with the within
plat.
This subdivision shall be known and designated as Cherry Tree Farms, in Hamilton county, Indiana. All
rights-of-way shown and not herefore dedicated, are hereby dedicated to the public and governing municipality City
of Carmel with the recording of this plat.
Front and side yard setback lines are hereby established as shown on this plat, between which lines and the
property lines of the street, there shall be erected or maintained no building or structure.
There are strips of ground shown on this plat and marked “easement”, which are designated as specific easements
as identified on the plat and corresponding legend. These are reserved for the use of drainage and public utilities
for the installation of water and sewer mains, poles, ducts, lines and wires, subject at all times to the proper
authorities and to the easement herein reserved. No permanent or other structures are to be erected or maintained
upon said strips of land, but owners of lots in this subdivision shall take their titles subject to the rights of the public
utilities.
This plat, and all of the real estate described herein, including without limitation all lots, blocks and / or common
areas, are subject in all respects to the Declaration of Covenants and Restrictions and any amendments thereof as
recorded in the Office of the Recorder of Hamilton County as follows:
