A)Hello Carmel Board of Zoning Appeals.I am seeking approval for a fence variance to
move the current 6ft fence in my backyard from the left side of my driveway to the right
side of my driveway to encompass the majority of my backyard within the proposed new
fence perimeter.The current fence is in very bad shape &would be completely replaced
on the north side of the property (380 Patricia Ct,Carmel IN 46033)
B)I am seeking a variance for approval of a 6ft privacy fence when UDO section 5.09
states a 42 inch fence with 25%visibility is allowed.This property is a corner lot,thus my
backyard is considered a front yard.
C)The dead end of patricia dr in which the proposed north side fence would exist is
frequently filled with parked cars/turning cars,walkers,&bikers.The frequent use of the
backyard due to the pool requires extra privacy &security for all family members
including children &pets.
The approval of the fence would improve public safety as the existing fence is falling
apart.I worry the fence splitting could cause harm to guests near the pool in its current close
proximity as well as potential debris injuring animals,landscapers,or those using the sidewalk.
This fence has no negative impact on the use or value of the adjacent properties.The
setback from the north sidewalk is 11ft compared to neighboring corner properties with fences
within 1-2ft from the sidewalk.The new fence will be visually pleasing entering the patricia dr,
patricia court,&using the sidewalk improving the neighborhood aesthetic.
I have received HOA fence approval,upon Carmel Variance approval.Reference G)below.
