Statement of Request
I am respec)ully requesHng permission for a property line setback variance to add room
addiHons to my single-family home. The minimum is 10 feet, and I am requesHng 5 feet to allow
for this construcHon.
Statement of Support
The plans to add room addiHons to the exisHng home will add value to the home by increasing
the square footage, and by adding value to the home, will add value to the surrounding area as
well. The materials and quality used will complement the exisHng structure. The neighbors that
have been spoken with have not voiced any concerns regarding the addiHons, and the project
will not impact the adjoining properHes in any negaHve way. The house and yard are well-
maintained and this will conHnue with the construcHon of the new addiHons. As an older home
in the community, the exisHng home was built with only five feet between the adjoining
property next to where the addiHons would be. The variance will allow for improvements to be
made while sHll maintaining the look and appeal of the current home and surrounding area.

1. The approval of this variance will not be injurious to the public health, safety, morals and general welfare of
the community because:
The addi4ons will not affect the community because it will be set back from the road and not
intrude on other property owners. They will be a;ached to the exis4ng home and will match the
materials/building structure so that it adds to the current home in a posi4ve way.
2. The use and value of the area adjacent to the property included in the variance will not be affected in a
substan4ally adverse manner because:
In an area of older homes in Carmel, the addi4ons to an older home will increase the value
through increased square footage and an updated structure. This investment, in turn, will add value to the
surrounding area and proper4es.
3. The strict applica4on of the terms of the Unified Development to the property will result in prac4cal
difficul4es in the use of the property because:
The exis4ng structure is built five feet from the property line to the north. The 10 foot minimum
sideyard setback will not allow for the addi4ons to be built due to the loca4on of the front entrance to the
home. One of the addi4ons would need to cover the front entrance to the home if the variance is not
granted.

IT IS THEREFORE the decision of the Carmel Board of Zoning Appeals that Development Standards Variance Docket
No. ___________________________ is granted, subject to any condi4ons stated in the minutes of this Board, which
are incorporated herein by reference and made a part hereof.
