HomeMy WebLinkAboutPacket for HO 05-28-24Short Term Rental 11407 Green Street,Carmel,IN 46033 Date:May 17,2024 INTRODUCTION: I’ve been a Resident at the above Address since June of 2001.It’s been a lovely residence filled with great memories of family and friends.The subject of this request is in connection with the suite attached to the main home.Separated from the main home by the garage,this suite is entered from the left side rear of this large 5 bedroomed home.This is a lovely, charming suite that has been used for multiple purposes.It has its own 2 separate entrances,a porch,a separate full walk-in bath and is flanked by part of the large yard in the back.My request is that I can use this portion of the home as a Short Term Rental in compliance with our city ordinances.For 4 months in 2023,without full knowledge of the ordinances,I used it for this purpose until my operations were halted last November because I was found in violation of City Ordinances.On approaching Mr.Joe Shestak,the Main Planner at City of Carmel,I was advised there was a way to rectify this situation by petitioning to be granted a Special Exception Status.Although the process seemed daunting,Mr.Shestak walked me through every step. PLAN OF ACTION: My petition is that this part of the home continues to be utilised as a STR since it was already successfully being used and was highly rated by guests as shown in the reviews on my profile page for one of the STR sites.The guest suite has 2 separate entrances,a free permanent parking space for guests,is totally private and guests can hardly hear “a pin drop”from the main home.It usually sleeps 2-4 people comfortably and is also a pet-friendly suite since statisticaly,69%of travellers move along with their pets.It has a full walk-in bathroom with a shower head which people love.The backyard is large enough to provide a place for pets to play and relax.The suite has been 5-Star rated by every single guest from day one.Please find attached one of the reviews and a letter of recommendation from The Airbnb team.Upon Approval of requested Permit,we will continue with operations at the suite and endeavour to offer the best customer service. SUPPORT: I’m enrolled in one of the most seasoned STR programs at 10Xbnb company and following along their training has already earned me 23 beautiful 5-Star reviews.Therefore,I’m the sole manager of the property.With the projections done by this Company’s analysts,we are projected to be between 50-67 occupancy rate.The guests are vetted and background screened before their payments are accepted and there are substantial insurance coverage policies obtained for both the Host and Guest before accepting any guest payments.I also have a guest package containing rules as to how I want the space treated by my guests and so far,every guest has happily followed those rules.Owner also stays at the property 11 or 12 months out of the year therefore,help for my guests is always a phone call away. OPERATIONS SIGNAGE Posted: Upon Approval I will have a sign made and posted inside the glass door which will be seen from the outside with phone numbers to call should there be an emergency concern.Also information regarding fire extinguishers,utility shut off exits and fire alarms will be well documented and posted on the inside of the glass door.A hard copy will be placed inside the folder for the guests to read upon entering the suite.This will give confidence and an extra layer of protection to the guests knowing the Host is really well informed and professional.
