There are two existing trees at this location. Will they be outside the
construction limits and saved? Will there be foundation shrubbery installed

See updated landscape plans. The trees are outside the
construction zone and fencing and will remain. The
building sets at sidewalk level with only 8" of topping
pour above podium deck. We will be using planters set
on sidewalk elevation on the west and south side of
project. The north and East sides plantings are within
the elevated plaza and have up to 18" of topsoil
material to plant in. Plans that are no longer in use are
indicated with red box and note.

Masonry and EIFS. Windows will be bronze commercial
vinyl or bronze aluminum storefront. EIFS will have
upgraded texture similar to metal look on bldg 3

Yes, we anticipate tables or seating on the East patio
that will include umbrellas. These have not been
selected yet. They will be high quality and installed

Make up Air units and kitchen hood venting will both
occur at the roof of the structure directly above the
kitchen area. These will be sized and designed by the
kitchen designer to meet the requirements of the
tenant. These will need to be spaced apart per code
requirements but both will be screened from view at
pedestrian eye level from the edge of the property.

The patio will be lit at the retaining wall and with
architectural building lighting and landscape lighting.
This has not been designed yet by our lighting
consultant. The lighting consultant is LightHouse who
did the architectural lighting design for the rest of the
Proscenium project. The patio will be screened with
both planters and planting materials. Please see
updated plans.

Exiting from the space shall comply with the current Indiana Fire Code. Initial
Review by CFD Staff indicates proper swing door exiting not provided to
comply with the IFC.

Main concern is that the Nanwall when shut to Party
Room is not compliant with exiting via back door. This
will be resolved by Tbberson replacing exterior nanawall
on east façade with storegront and standard doors. Fire
marshall needs to see on plans door schedules and
hardware callouts to assure the doors meet extiing
requirements (Tabberson). He also needs to see teh Life
Safety plan showing exiting routes and distancces
(Tabberson). Knock box needs to be shown on one side
of either of tenant entrance doors(Tabberson).

height x 85% of Spandrel panel width. Spandrel panel is defined as "An
opaque rectangular wall panel area in a façade filling the space between
architectural elements, usually above and below windows or between
building expansion joints". Please design area appropriately in order to hold
a sign or reduce sign (see outlined spandrel panel area).

I think that as long as signage elements do not cross
over or obscure the horizontal lines that are part of the
architectural detail we can work on making the spandrel
panel overlook the detail. We can work to resolve
signage further through the sign permit process. I
would on line ask that you keep enough space between
the sign and the edge of each horizontal groove so the
sign does not look crowded.

completely flat building with no interest. If I go by the
UDO our signs will be so small they will not be visibly
depending on the branding of the tenant. We will have
signs that overlap architectural details such as inset
brick lines, change from masonry to glass, etc. Please
let me know if I can remove architectural elements and
flatten many of the walls to allow for larger spandrel
areas. WE are showing signs, not spandrels. I can show

This sign should not be split into two panels. Backer panel for this sign
should be an integral part of the design with enough negative space
(margin) to give the letters room to breathe and not look crowded.

channel letters. IF backer panel is to be used, as
mentioned before it should not be just a backer to hold
the lettering, it should be integrated into the design of
the sign. Just as we require beautiful buildings, signage

See updated plans. The city has requested a beautiful
building with architectural elements. I could design a
completely flat building with no interest. If I go by the
UDO our signs will be so small they will not be visibly
depending on the branding of the tenant. We will have
signs that overlap architectural details such as inset
brick lines, change from masonry to glass, etc. Please
let me know if I can remove architectural elements and
flatten many of the walls to allow for larger spandrel
areas. WE are showing signs, not spandrels. I can show
boxes for this signs shown that meet your %
requirements if requested but please also provide
permission to flatten building and remove architectural
elements so I can fit larger signs.

I think that as long as signage elements do not cross over or obscure the
horizontal lines that are part of the architectural detail we can work on
making the spandrel panel overlook the detail. We can work to resolve
signage further through the sign permit process. I would on line ask that you
keep enough space between the sign and the edge of each horizontal
groove so the sign does not look crowded.
