We will provide a lighting plan as requested and understand the concern of too much lighting, however, the project has always anticipated a retail use at this locations and we do not plan to add additional lighting to any of the existing sidewalks. Initial Review by CFD Staff indicates proper swing door exiting not provided to comply with the IFC. Responded by: Tim Hill - 4/9/24 11:43 AM Main concern is that the Nanwall when shut to Party Room is not compliant with exiting via back door. This will be resolved by Tbberson replacing exterior nanawall on east façade with storegront and standard doors. Fire marshall needs to see on plans door schedules and hardware callouts to assure the doors meet extiing requirements (Tabberson). He also needs to see teh Life Safety plan showing exiting routes and distancces (Tabberson). Knock box needs to be shown on one side of either of tenant entrance doors(Tabberson). ---------------------------------------------------------- Responded by: Tim Hill - 2/1/24 12:01 PM Yes. Resolved 28 1 Sign Permits Aliza Shalit 8/15/23 11:38 AM Changemark Wall Sign Per UDO sign standards, the maximum sign size is 70% of Spandrel panel height x 85% of Spandrel panel width. Spandrel panel is defined as "An opaque rectangular wall panel area in a façade filling the space between architectural elements, usually above and below windows or between building expansion joints". Please design area appropriately in order to hold a sign or reduce sign (see outlined spandrel panel area). D_03-BldgElevations.pdf Reviewer Response: Aliza Shalit - 2/21/24 1:51 PM I think that as long as signage elements do not cross over or obscure the horizontal lines that are part of the architectural detail we can work on making the spandrel panel overlook the detail. We can work to resolve signage further through the sign permit process. I would on line ask that you keep enough space between the sign and the edge of each horizontal groove so the sign does not look crowded. ---------------------------------------------------------- Responded by: Tim Hill - 2/1/24 12:37 PM See updated plans. The city has requested a beautiful building with architectural elements. I could design a completely flat building with no interest. If I go by the UDO our signs will be so small they will not be visibly depending on the branding of the tenant. We will have signs that overlap architectural details such as inset brick lines, change from masonry to glass, etc. Please let me know if I can remove architectural elements and flatten many of the walls to allow for larger spandrel areas. WE are showing signs, not spandrels. I can show boxes for this signs shown that meet your % requirements if requested but please also provide permission to flatten building and remove architectural elements so I can fit larger signs. We can work to resolve signage further through the sign permit process. I would on line ask that you keep enough space between the sign and the edge of each horizontal groove so the sign does not look crowded. D_05-BldgElevations.pdf Info Only 55 2 Sign Permits Aliza Shalit 2/21/24 2:22 PM Comment Please provide cardinal direction labels to all elevations (N, E, W, S) to match site plan. Responded by: Tim Hill - 4/9/24 11:48 AM North Arrows have been added to all building plan sheets and we plan to address final signage as we identify tenant and submit a sign package. Spandrel area sizes are shown on updated sheets. Resolved 56 2 Sign Permits Aliza Shalit 2/21/24 2:45 PM Comment A sign package will be required for this development. All signs should have the same lighting and mounting style. Should adhere to UDO Sign Standards, and be made up of individual channel letters without a backer panel. No signs will be approved without a Sign package. If not included with this review process an ADLS Amend will have to be filed for to review and approve the Sign Package. C_201-SitePlan.pdf Responded by: Tim Hill - 4/9/24 11:43 AM The patio sets down at sidwalk elevation. We are only proivding direct steps up to existing plaza. Accessible route is to existing public sidewalk and then up the existing ramp. See updated plans. Plans that are no longer in use are indicated with red box and note. Resolved 58 2 Transportation Systems David Littlejohn 2/21/24 4:02 PM Changemark bike rack detail I don't see C-801 with this plan set. Please provide a detail for the proposed bike parking to ensure that the racks and their installation comply with the City's bicycle parking standards. Please refer to section 5.29 of the city's UDO for more details on the city's bicycle parking requirements/standards. C_201-SitePlan.pdf Responded by: Tim Hill - 4/9/24 11:43 AM See updated C-801 sheet. The bike racks will be the same arc design to match the others on site currently. We have 2 double sided bike racks (totaling 4 bikes) within 50' of an entrace to space. Plans that are no longer in use are indicated with red box and note. Resolved 59 3 Addressing Dave McCoy 4/15/24 3:39 PM Comment Back in 2019 I assigned the address of 22 Proscenium Pky to this project. Please contact me if you wish to discuss this. Also, at some point it would be helpful to have a street sign installed for Proscenium Pky. Info Only 60 3 Carmel Redevelopment Commission Justin Myers 4/23/24 11:37 AM Comment CRC will need to see mockup, and would like to coordinate that. Given the location, we would request exterior materials (including storefront/cw/window frame material finishes) be available for review. UnResolved
