Filed by the Carmel Dept. of Community Services. 116'h ST :AI General Info: The Department of Community Services and Kerrie Best request variance approval for the front yard setback of this property to go from 35 feet to 24.01 feet, which is a difference of 10.99 feet. Analysis: This variance request is ~ being initiated because the property became non-compliant after the City's road widening project along 116th Street. Road right of way was used for the road expansion, causing the distance between the subject house and the road to decrease. Findings of Fact: 1.) The approval of this variance will not be injurious to the public health, safety, morals, and general welfare of the community because: The variance request is for 10.99 feet. This variance request is the result of a road widening project completed by the City. 2.) The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: The variance request is for 10.99 feet.
