Hollibaugh, Director SUE FINKAM, MAYOR L E T T E R of G R A N T May 29, 2024 Heidi Melton 10838 McPherson St. Carmel, IN 46280 Re: BZA Docket No. PZ-2024-00074 V: 10838 McPherson St., Front Yard Setback Variance Dear Ms. Melton, At the meeting held on Tuesday, May 28, 2024, the Carmel Board of Zoning Appeals took the following action regarding the Development Standards Variance (V) request filed by you for the property located at 10838 McPherson Street: APPROVED with CONDITIONS: 10838 McPherson St. Development Standards Variance request for: • PZ-2024-00074 V: Minimum 30’ front yard building setback allowed, 20’ granted. • CONDITIONS: The vacant lot is maintained (grass is to be mowed regularly). Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development Standards Variance approvals are valid for three (3) years. By that time, either continuous construction of the improvements must be underway, or a written request for a one-time, six-month extension of the approval must have been received and approval granted by this Department. The expiration date of the approval is May 28, 2027. Please include a copy of this letter with any permit application.
