A Indianapolis, IN 46268 Re: BZA Docket No. PZ-2024-00058 V: Fuson Residence Pergola Setback Variance Dear Mr. Damler At the meeting held on Tuesday, May 28, 2024, the Carmel Board of Zoning Appeals Hearing Officer took the following action regarding the Development Standards Variance (V) request filed by you for the property located at 536 Terhune Lane: APPROVED with CONDITIONS: Fuson Pergola Setback Variance – Development Standards Variance approval for: • PZ-2024-00058 V: Minimum 15-ft front yard building setback required: 3.5-ft encroachment granted • CONDITIONS: Receive Hamilton County Drainage Board approval to encroach within the easement. Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development Standards Variance approval is valid for three (3) years. By that time, either continuous construction of the improvements must be underway, or a written request for a one-time, six-month extension of the approval must have been received and approval granted by this Department. The expiration date of the approval is May 28, 2027. Please include a copy of this letter with any permit application.
