Plan Commission Members;
I am submitting this information packet for the ADLS Amend for Fountains Plaza located at 500
East Carmel Drive. As you are probably aware, this site is now the Fountains Banquet and
Conference center and my two retail buildings on either side. Since the closing of the Marsh
store, we have done maintenance and upgrades of the infrastructure at the center. I replaced the
two existing four lamp 400w spotlight type pole fixtures at the entrance of the property with two
new poles with three 400w round box fixtures of the type similar to the cut sheet provided and of
the exact same design as Merchants Mall. The existing poles had cracked concrete bases and the
poles and lamp heads had become rusty and unsightly. We also reconfigured the landscaping
plan. During the rebuilding of Carmel Drive, I donated substantial new right of way to the city of
Carmel, which adversely impacted my parking areas. To compensate, we eliminated part of the
island where the ground sign is located but added new islands along the drives back to the
Fountains building. I consulted the city prior to these improvements but at the time was not
required to go the ADLS Amend process. The city has now asked that I amend our file so that the
plans in our file are up to date and accurate of the present situation.
