SIGN STANDARDS: All signs within Clay Terrace shall conform to the following standards, unless otheIWise specified: 1. The color of the signs shall not be restricted; however, each building shall have a palette of colors approved by the Carmel/Clay Plan Commission for the building. Tenants may amend the colors by petition to and upon the approval of a Committee of the Commission pursuant to the Commission's Rules of Procedure. 2. Window signage shall be allowed for all tenants and shall conform to the standards established for window signs under the Carmel Sign Ordinance (Z-302). In the event that a building has been previously approved by the Commission, a tenant may seek the approval of its window signage through an amendment to the previously approved ADLS application to be approved by a Committee of the Commission. 3. Banners shall be allowed as provided for in the Sign Ordinance. Provided, that banners may be installed on lighting and other fIxtures located within the streetscape along Clay Terrace Boulevard in accordance with the review and approval of the proposed banners by a Committee of the Commission pursuant to the Commission's Rules of Procedure. n. CENTER IDENTIFICATION GROUND SIGNS: 1. Two (2) Center IdentifIcation Ground Signs each with a maximum height of 12 feet 2 inches and a maximum sign area of 105 square feet shall be allowed at: (a) the south entrance to the development north of the intersection of Clay Terrace Boulevard with U.S. Highway 31; and (b) at the intersection of Clay Terrace Boulevard and 146th Street. These Center IdentifIcation Ground Signs may not include tenant. identifIcation and shall be consistent in design with the signs and in the locations approved by the Commission (Docket #04020032 ADLS Amend - 3/2/04) and the Board of Zoning Appeals (BZA) (Docket #'s V04030028 & V04030029 - 4/26/04). NOTE: In the most recent approval of signage, only one (1) center identification sign was approved at each location. Sheet No. G.12.03.02 (2/27/04) was revised by the Commission to remove the proposed copy from the back side view of the approved sign.) 2. One (1) Center IdentifIcation Ground Sign with a maximum height of 20 feet and a maximum sign area of 360 square feet shall be allowed in the area adjacent to the greenbelt along U.S. Highway 31. This Center IdentifIcation Ground Sign may not include tenant identifIcation and shall be consistent in design with the sign and in the , '. :~ Sign Criteria (rev. 6-10-04) Page 20f6 location approved by the Commission (Docket #04020032 ADLS Amend - 3/2/04) and the BZA (Docket #'s V04030030 & V04030031 - 4/26/04). m. PEDESTRIAN AMENITY DIRECTIONAL SIGNS: 1. Thirteen (13) Pedestrian Amenity Directional Signs with a maximum height of 11 feet 6 inches and a maximum sign area of 35 square feet shall be allowed as shown on the approved Sign Plan and shall be consistent in design with the signs and in the locations approved by the Commission (Docket #04020032 ADLS Amend - 3/2/04) and the BZA (Docket #'s V04030032 & V04030033 - 4/26/04). NOTE: No tenant identification has been approved for these signs. IV. PARKING AREA IDENTIFICATION SIGNS: 1. Forty-six (46) Parking Area Identification Signs with a maximum height of 21 feet 4 inches and a maximum sign area of 15 square feet shall be allowed as shown on the approved Sign Plan and shall be consistent in design with the signs and in the locations approved by the Commission (Docket #04020032 ADLS Amend - 3/2/04) and the BZA (Docket #'s V04030034 & V04030035 - 4/26/04). V. OrnER PERMITrED CENTER IDENTIFICATION SIGNS: 1. Food Court Signs - Two (2) Food Court Signs with a maximum height of 11 feet 2 inches and a maximum sign area of 4.83 square feet shall be allowed as shown on the approved Sign Plan and shall be consistent in design with the sign and in the locations approved by the Commission (Docket #04020032 ADLS Amend - 3/2/04) and the BZA (Docket # V04030036 - 4/26/04). 2. Welcome Sign - One (1) Welcome Sign with a maximum height of 10 feet 8 inches and a maximum sign area of 9.61 square feet shall be allowed as shown on the approved Sign Plan and shall be consistent in design with the sign and in the location approved by the Commission (Docket #04020032 ADLS Amend - 3/2/04) and the BZA (Docket # V04030037 - 4/26/04). 3. Office Canopy Signs - Two Office Canopy Signs on the west facade of Buildings D-2 and E-l with a maximum sign area of 28.3 square feet shall be allowed as shown on the approved Sign Plan and shall be consistent in design with the sign and in the locations approved by the Commission (Docket #04020032 ADLS Amend - 3/2/04) and the BZA (Docket # V04030038 - 4/26/04). Two Office Canopy Signs facing the Village Green with a maximum sign area of 28.3 square feet shall be allowed as shown on the approved Sign Plan and shall be consistent in design with the sign and in the locations approved by the Commission (Docket #04020032 ADLS Amend - 3/2/04) 4. Office Tenant Directory Signs - Four (4) Office Tenant Directory Signs with a maximum height of 7 feet 5.75 inches and a maximum sign area of 12.5 square feet shall be allowed as shown on the approved Sign Plan and shall be consistent in 1! TENANTW ALL SIGNS: 1. Tenant Si~e alon!! Clav Terrace Boulevard: Consistent with the sign standards set forth above, wall signs shall be pennitted for each tenant in multi-tenant or single tenant buildings fronting Clay Terrace Boulevard. The Maximum Sign Area shall be determined by the following formula: 30 square feet for the fIrst SO linear feet of frontage, plus 1 square foot for each 1 linear feet of frontage > SO linear feet UP TO a maximum of 80 square feet of sign area There shall be no wall signs on the east facade of any multi-tenant or single tenant buildings located east of the right-of-way of Clay Terrace Boulevard and there shall be no wall signs on the west facade facing a single family residential zoning district of any multi-tenant or single tenant buildings located along or west of the west right-of- way of Clay Terrace Boulevard. 2. Tenant Si~e for Other Sincle Tenant and Multi-Tenant Buildin!!s Consistent with the sign standards set forth above wall signs shall be permitted as follows: A. Any standalone single or multi-tenant building that is not located adjacent to the greenbelt along u.s. Highway 31, nor adjacent to the right-of-way of Clay Terrace Boulevard, shall be allowed wall signage subject to the provisions of subparagraph C, paragraph 4 below and the sign chart attached hereto as Exhibit "A" (to determine the allowable sign area for the wall signage). B. Any standalone single or multi-tenant building adjacent to the greenbelt along u.s. Highway 31 shall be allowed wall signage subject to the provisions of subparagraph C, paragraph 4 below and the sign chart attached hereto as Exhibit "B" (to determine the allowable sign area for the wall signage). Subject to subparagraph C below, wall signs facing or oriented toward U.S. Highway 31 shall permitted in accordance with the provisions of the Sign Ordinance. C. There shall be no wall signs on the east facade of any multi-tenant or single tenant buildings located east of the right-of-way of Clay Terrace Boulevard and there shall be no wall signs on the west facade facing a single family residential zoning district of any multi-tenant or single tenant buildings located along or west of the west right-of-way of Clay Terrace Boulevard. > . !t Sign Criteria (rev. 6-10-04) Page 40f6 3. Tenants with Mutiole Fron~es Tenants in buildings with more than one frontage on a public street or private drive are allowed one wall identification sign per frontage on a public street or private drive, as long as the total number of wall signs does not exceed three (3). 4. Accevtable Wall sUm Tvoes Acceptable wall sign types include the following: · dimensional wood, metal, glass or other material with a permanent appearance,indrrecdylit · reverse channel letters with halo illumination, with opaque letter- sides and faces and non-reflective background · embedded flush-recessed box signs of an opaque material with routed push-through translucent acrylic letters · incised signing cast into or carved out of any opaque material indrrecdy lit · sculptural iconographic elements contextual to the storefront design · blade signs with maximum sign area to be as approved by Committee of Plan Commission Unacceptable wall sign types include the following: · internally illuminated individual channel letters with acrylic faces · open channel letters with exposed neon illumination contained within · surface mounted box or cabinet-type signs · cloth, paper, cardboard signs or of other temporary or non-durable materials · stickers or decals around or on surfaces of the storefront · flashing, noisemaking, animated, rotating or moving signs · non-illuminated signs of any kind 5. Awnin~ Si~s Awning Signs may be imprinted on permanent awnings. These signs shall be secondary to the wall signage of any tenant and the sign area shall be subject to the approval of the Commission or a Committee of the Commission.
