GENERAL NOTES
-All work shall comply with the INTERNATIONAL RESIDENTIAL
CODE FOR ONE and TWO FAMILI' DWELLINGS 2018 EDITION
-Applicable Local, State, County and Federal Codes, Ordinances,
Laws, Regulat i ons and Protective Covenants governing the site
of work.
-All trades shall furnish all labor, equipment, materials, and perform
all work necessary, indicated, reasonably inferred or required by
any code with jurisdiction to complete their scope of work,
-On site verification of all dimensions and conditions shall be
the respons i b i I i ty of the Subcontractors. Noted dimensions take
precedent over scale. Each subcontractor shall report to the
Field Manager any discrepancy or other questions pertaining to
the working drawings and/or specifications.
FOUNDATION NOTES:
- 8111 poured concrete walls w/ rebar
(#6 vertical 3ro" o, c.. 4 rows 04 horizontal
continuous)
3000 psi or per engineered print
4" concrete slab over 4" min, gravel fill
4" br i ckledge or per print.
- 20"x8" concrete footings, 2500 psi no rebar
or per engineered print
- interior walls and perimeter walls are
3.5" walls w/ 2x4 studs e 16" o.c., 1/2" drywall,
screwed, tape bed finished and sanded.
- concrete contractor to verify wall 4
window r.o.'s in all concrete walls.
- all outside backf i I led perimeter foundation
walls shall receive damp proofing as per code.
FRAMING NOTES:
- All mudsill plates shall be pressure treated and set on continuous sill
sealer.
- Exterior walls are to 2x4 stud walls w/ -1/16" sheathing: R15 Batt
insulation
- Interior walls are 2x4 studs e 16" o.c.; 1/2" drywall screwed, tape bed
finish and sanded,
- Interior walls running parallel w/ floor joist require joist under wall or
blocking 16" o.c. between.
- Unless otherwise noted:
First Floor Flat Ceilings are at 0'-1 1/0" A,F.F.
Second Floor Flat Ceilings N/A
- AII walls are 3 1/2" unless otherwise noted or dimensioned.
- All exterior openings (Doors, Windows, Etc,) shall be -sized by
engineer/lumber company
- Provide solid blocking to foundation for point loads from above.
- Fire stopping shall be provided at all concealed draft openings,
between stories and between stories and the roof.
- Refer to manufacturers detail sheet for door rough opening sizes,
window rough opening sizes and for header sizes.
- Refer to Floor Plans and Elevation Sheets for window and door
locations,
