Light Fixtures BOSE McKINNEY & EVANS LLP 1 ~CARMEl bU fJ",ItOIIIJIIIlpJ Carmel Plan Commission Docket No. 07020003 DP/ADLS Information Booklet for April 17 , 2007 Meeting SUMMARY OF PROJECT Dr. Ronald Miller of Carmel Orthodontics is proposing the development of a two story 24,000 square foot professional office building on a 2.589 acre tract of land located just west of the southwest comer of Carmel Drive and Guilford Road. (Please see aerial photo under TAB 2). Current Zonin2 and Adiacent Properties The site is located in the Carmel Science and Technology Park and is zoned M-3 Manufacturing zoning district. Professional office is a permitted use within the M-3 district. It is bounded to north by the Midwest ISO headquarters; to the west by undeveloped M-3 district land and various industrial and commercial developments within the Park; to the south by the Lenox Trace condominium development; and to east by multi-tenant office development. (Please see the area zoning map under TAB 3 showing the adjacent zoning classification districts.) Buildin2 Desi2n and Si2na2e The building, designed by Ratio Architects, is in character with and complimentary to the other office buildings in the surrounding area and the condominium development to the south. Building perspective drawings, building elevations, floor plans and signage are contained within this booklet under TABS 4, 5, 6 and 7 respectively. In consultation with Mr. Bill Akers of the City Communications Department, we are proposing an additional ground sign at the comer of the site and Carmel Drive to further identify the building for emergency purposes and for patients visiting the building. Site and Landscape Plans Schneider Engineering has prepared the site plan under TAB 8 to conform to the development standards of the Ordinance. It is important to note the regulated drainage easements on the site which affect the building location and landscaping. The large detention pond to the east provides storm water drainage retention for the Park. There is a regulated drainage easement BOSE McKINNEY & EVANS LLP and a significant grade change on the south side of the site together with an existing stand of trees which will remain undisturbed to promote buffering on the south property line. Please refer to page two of the landscape plan under TAB 9. The landscape plan prepared by Ratio Architects has been submitted to and approved by Scott Brewer, the Urban Forester. An enlarged view of the landscape plan is also included under TAB 9. Lie:htine: A photometric plan and site lighting plan are included under TAB 10 for your use and reference.
