6. Docket No. 125-02 ADLS; Natureworks- 421 South Range Line Road
The applicant seeks Architectural Design, Lighting, Landscaping & Signage approval for
an office building. The site is located at 421 South Range Line Road. The site is zoned
B-1 Business.

The applicant is proposing to convert the residence at 421 South Range Line Road to an office
building. Please see the information packet distributed with the agenda last week.
The proposal includes a significant improvement to the building and grounds. The Department
has no concerns regarding the proposed design and is working with the applicant to address
storm water issues to be reviewed by the City Engineer and development standard requirements
to be addressed by the BZA.
The applicant has submitted additional information, which was distributed to the Committee
members last week.
In addition to ADLS approval by the Commission the applicant will also require Variance approval
due to the location of the existing structures on the lot, parking setbacks and possible curbing of the
parking area.
The Department recommends that the Special Studies Committee approve the ADLS
application after all comments and concerns have been addressed.
Note: The item only requires approval by the Special Studies Committee. The Commission
moved to allow the Special Studies Committee to take final action on this petition.
