Dear Mr. Sorrell:
At the meeting held November 12, 2002, the Carmel/Clay Plan Commission Special Studies Committee took the
following action regarding the Architectural Design, Lighting, Landscaping & Signage petition flled for property located
at 421 South Range Line Road.
APPROVED: Docket No. 125-02 ADLS, a petition for the Architectural Design, Lighting, Landscaping & Signage.
The Plan Commission Special Studies Committee voted seven (7) in favor, zero (0) opposed subject to the following
conditions:
1. Dedicate full width of 45-foot one-half right-of-way.
2. No heavy equipment stored on site.
3. Resolution of drainage issues.
In order to assist the Department's review, please attach a copy of this letter when making application for
permits regarding the improvements contained within this approval.

Dear Mr. Sorrell,
At the meeting held Monday, November 25, 2002, the Carmel/Clay Advisory Board of
Zoning Appeals took the following action regarding the Development Standards Variances filed by
you for property located at 421 South Range Line Road:
APPROVED with Conditions: Docket No. V-182-02, a Development Standards Variance
petition of Section 26.4.5(c) in order to allow the existing improvements to encroach into
the five-foot (5') side (north and south) bufferyards consistent with the Plan Commission
Special Study Committee's approval of Docket No. 125-02 ADLS.
The Board voted four (4) in favor, zero (0) opposed, thereby approving the petition with the
Conditions listed below.
APPROVED with Conditions: Docket No. V-183-02, a Development Standards Variance
petition of Section 26.4.5(c) in order to allow the parking to encroach into the fifteen-foot
(15') front (west) bufferyard consistent with the Plan Commission Special Study
Committee's approval of Docket No. 125-02 ADLS.
The Board voted four (4) in favor, zero (0) opposed, thereby approving the petition with the
Conditions listed below.
APPROVED with Conditions: Docket No. V-184-02, a Development Standards Variance
petition of Section 27.3.1 in order to forego curbing the parking lot.
The Board voted four (4) in favor, zero (0) opposed, thereby approving the petition with the
following Conditions:

1. That the right-of-way for South Range Line Road will be dedicated in
accordance with the Thoroughfare Plan, and
2. That all Technical Advisory Committee issues will be resolved
satisfactorily.
*When applying for Permits for this structure, please include a copy of this letter
with your application materials in order to assist the Department's review.
Please be advised that per Section 30.5.5: Time Limit of the Zoning Ordinance, the
aforementioned Development Standards Variance approvals are valid for one (1) year. By that
time, either' continuous construction of sign improvements must be underway, or a written
request for a one-time, siX-month extension of the approval must have been received and
approval granted by this Department. The expiration date of these approvals is Tuesday,
November 25,2003.
