A Development Standards Variance request has been filed by The Old Town Design Group, LLC
on behalf of our clients, Darla and Maxwell Felts, for the property located at 865 Rosemary Gardens,
Carmel, IN, which is zoned UR/Urban Residential. The clients are under contract to purchase the lot and
build a custom two-story single-family home in North End with Old Town.
The final design plans for the project require a Rear Yard Setback Variance as follows: the rear
yard setback is 36.17', where the zoning ordinance and subsequent approved North End Variance
Docket No. 19100022 V allowed 25' for the rear setback. We look forward to discussing this variance
request.

Dear Carmel Board of Zoning Appeals Hearing Officer:
We have filed a Development Standards Variance request on behalf of Darla and Maxwell Felts for the
property at 865 Rosemary Gardens, Carmel, IN. The Felts are under contract to purchase the property and build
a single-family home with Old Town.
The final design plans for the client's custom designed home resulted in a rear yard setback of 36.17'.
We are seeking a development standards variance for the rear setback as the allowable rear setback is 25' as
granted by the North End Variances approved January 9, 2020, specifically Docket No. 19100022V: Rear
Setbacks, Single Family Dwellings. 20' max. allowed, 25' granted.
We are seeking development standards variance approval for the rear yard setback as the front setback
of the proposed home is in line with the front setback of the constructed and complete home on the adjacent
lot. The aligned front setbacks of the homes provide a consistent and cohesive look to the project.
We have included the Site Plan for Lot 58 North End showing the Rear Setback at 36.17' and the Front
Setback at 15' for the proposed Dwelling. We have also included the Site Plan for the adjacent home, which
construction on this home is complete; the back of this lot is angled, and the Rear Setback is 22.58' and the
Front Setback is 14.27'.
We believe the additional rear setback will be an attractive addition to the single-family homes of North
End keeping the three (3) homes in this row consistent in their front setback while also allowing the owners the
home the rear yard open space they desire. The home was designed to be consistent and compatible with the
existing homes in the area. The custom designed home has elevations that are attractive and will be a good fit
for the neighborhood, keeping in line with the quality of The Old Town Design Group, LLC's construction.
We look forward to the BZA Hearing Officer meeting on Monday, June 24, 2024, and will gladly answer

Submittal Process
The Construction Document Submittal is the detailed review of the proposed plans. The submittal for review and
approval will provide complete design documentation before construction starts. The required information for a
consistent level of review for each submittal is as follows:
• All floor plans and exterior elevations (Scale''/a" = 1' preferred)
■ Roof plan with all roof pitches noted
• Typical comicc details at first and second floors_
• Porch/balcony details
■ Dormer details
• All Exterior Materials must be designated on elevations, i.e., siding, stucco, brick, stone, and roofing
■ General information regarding lot type, if applicable
■ Driveways, walks and hardscape material selections
■ A site plan showing building location, driveway, refuse and service areas
All information requested in the following application must be accurately completed by the property owner(s).
Once the application has been submitted with the appropriate documents, the Committee must be notified in
