The applicant seeks the following development standards variance approval for a detached garage: 3. Docket No. PZ-2024-00079 V UDO Section 5.02 (B)(3) Combined square footage of the Ground Floor Area of a Private Garage and/or Accessory Buildings shall not exceed 75% of the Ground Floor Area of the Principal Building, 92% requested.) The site is located at 10611 Jordan Road (Jordan Woods, Lot 47). It is zoned S2/Residence. Filed by Scott Krouse, owner. General Info: • The Petitioner seeks approval to construct a detached garage on his lot. • Variance approval is requested for total square footage of accessory buildings/uses on the site. • Related pending building permit is B-2024-00181. • The site is located in Jordan Woods Subdivision, and it does not appear that there is an active HOA (Homeowners Association). • Surrounding this site are single family detached residential homes. • Please see the Petitioner’s info packet for more detail on the variance request. Variance Requested: Accessory Building Size - • The UDO requires that detached Accessory Buildings are at most 24’ x 30’, and 24’ x 24’ is proposed. • Also, the UDO requires that combined square footage of the Ground Floor Area of a Private Garage and/or Accessory Buildings shall not exceed 75% of the Ground Floor Area of the Principal Building, and 92% is requested. This is a variance of 17%. • The site is heavily wooded. • The proposed height is 18-ft to the roof peak. • The exterior of the garage will be wood siding that matches the home. It will be painted the same rustic brown color as the house, and the trim will be the same dark brown color. The roofing will be the same Owens corning summer harvest dimensional style that is on the home and shed. The windows will match the existing windows on the house. Remaining Review Comments: • All planning/zoning review comments have been addressed. Final Comments: • The Planning Dept. supports the variance request. The overall design and placement of the accessory structure will blend in. Findings of Fact: • Please refer to the Petitioner’s Findings of Facts included in their BZA Info Packet. Recommendation: • The Dept. of Community Services (DOCS) recommends positive consideration of this variance request, with adoption of the Findings of Fact submitted by the Petitioner.
