The applicant seeks the following development standards variance approval for an accent metal roof over an existing deck: 4. Docket No. PZ-2024-00080 V UDO Section 3.64(B)(1)(f) Roofs shall be asphalt, wood, or slate shingles. Metal requested. The site is located at 140 1st Ave NW. (Henry Roberts, Lot 12A). It is zoned R4/Residence and Old Town Overlay, Character Subarea. Filed by Angela T. Johnson of Gibraltar Asset, Inc., on behalf of Jay & Becky Brammer, owners. General Info: • The Petitioner seeks approval for a metal roof material over a covered porch addition to the house. • The site is located in the Old Town Overlay District. • There is not an active HOA (Homeowner’s Association); however, Planning Staff administratively reviews all requested design changes as part of any residential building permits. • Surrounding this site are single family residential homes. • Please see the Petitioner’s info packet for more detail on the variance request. Variance Requested: Roof Material - • The UDO requires that roof materials for buildings within the Old Town Overlay District be asphalt, wood, or slate shingles; and metal is requested. • The metal roof material will only make up approximately 5% of the overall roof material. • The standing seam metal roof material will be a matte dark gray color and will complement the existing roof material. Remaining Review Comments: • All planning/zoning review comments have been addressed. Final Comments: • The Planning Dept. supports the variance request. The amount of roof area that will be the metal roofing material is very minimal, and it is more like an accent material aiding in the in the overall aesthetics of the building. Findings of Fact: • Please refer to the Petitioner’s Findings of Facts included in their BZA Info Packet. Recommendation: • The Dept. of Community Services (DOCS) recommends positive consideration of this variance request, and with adoption of the Findings of Fact submitted by the Petitioner.
