In some places it is being called an apartment, in other places it is referred to as an accessory dwelling, and in other places it is being called a guest house. A Guest House is an allowed use, but an accessory apartment or an Accessory Dwelling will need additional approvals from the BZA, with a Use Variance, since those are not allowed land uses in the S2 zoning district. Please let me know how the living area portion of this accessory building is going to be used. A few UDO definitions are listed below, for your reference. Thank you! Guest House: Living quarters within a detached accessory building located on the same premises with the main residence building for use by temporary guests of the occupants of the main residence building, and not rented or otherwise used as a separate Dwelling. Accessory Dwelling: A Dwelling that is attached to or located on the same Lot as a detached or attached Single family Dwelling, has an independent means of access and is owned by the owner of the Principal Building but occupied by another. Accessory Dwellings include Apartments integrated within or attached to a Single-family Dwelling, or located in detached Accessory Buildings located on the same Lot as the Single- family Dwelling.
