Asking to permit 4 signs (1 each per tenant (2 tenants) on the west facade and on the north facade, and to permit signs on a facade that does not face a street (north facade). Explanation of why variance/waiver is being requested: The signs on the west facade (facing a street) identify where the businesses are located; the signs on the north facade (facing the parking lot) identify where the building/business entrances are. The proposed signage is minimal and necessary for business success and will not be injurious to the health, safety ro general welfare of the community. The propsoed signage will not impact property values for other adjacent businesses (north, south and west) or for the residential neighborhood to the east because no sign graphic or content will be oriented to the east. A practical difficulty is established when buildings are similarly situated on a reverse-frontage, interior parking lot and are regulated differently regarding reasonable signage needs, thereby establishing business disadvantages for the subject building.
