Plans are ready to be submitted to IDEM for state approval. Requested developers to submit IDEM package was sent on July 16, 2004. The potential for wetlands has been identified on the parcel at the NW comer of 131 st and Towne Road. What is the current status and regulatory jurisdiction? The applicant seeks to construct a 26-lot subdivision on 24 acres +/-. The site is located southeast of Shelbome Road and 131 sl Street. The site is zoned S-I/Residence- ROSa. We are looking to develop 50 lots west of Hayden Run Subdivision. Schaeffer: Weare still in review and will get you comments. This is Ron Booher's area. I will pass you a New Service Request form. We need updated site plans, Auto-cad when you are done. Time frame? Fall, this year. We have gas across the street and will get it to you. Both sections are addressed I will get that to you. We want to change the Subdivision name to Hayden Run Meadows. Submit it and I will check into it. We have had a delay in making comments held off for the watershed study we will get it finished within 60 days. What is causing it? Hayden Run, the open ditch west of Shelbome Road and I 16th through Long Branch. Can we get with Stoeppelwerth and make it work? We have done that. We need to verify Hayden Run will be built as designed. Will you get the as-builts for the storm sewer topography, and pond details? Yes. We will have studies in by August 2004 with preliminary and fmal complete in 60 days. Amenity? This will allow the Fire Department to more easily spot fire hydrants during an emergency. Can you send us an example? I will check into it. A couple of changes. Three species of Ash need to substitute. Twenty-five trees split between two types. No new plantings of Ash. You also have a Linden species you need to change because ofthe Japanese beetles. I can send you a replacement suggestion. Would like to see the utility easements shown on the Landscape plan. Our request is when you amend the landscape plan you put it on the Secondary Plans. We need a construction grade set on landscaping and continue to update your landscape plan. We sent a letter June 16. I would like to verify that the south location ofthe street and the intersections align up appropriately. We will have right-of-way and easement for the path retire some commitment for that area. Single lot to the west, four-acre tract like a cross section across that asphalt path. The right-of-way is in place, there is fencing and evergreens there so approach that property owner with sensitivity. Call and meet with them. Path and road added as the improvement? Yes. Have you been contacted about stubbing regarding sewer and water? It is on the plans and we did create a connection for them. Get us a letter about the subdivision name change as soon as it is approved by Bill Akers. I would like to see it named something else. Not another Hayden Run but something else. Hayden Run Sections four and five? We have complaints on landscaping at The Lakes at Hayden Run. We will do a review for consistency with the required planting. We will come back to the developers and make you plant them. You need to update your plans even if you are not allowed to make certain plantings in the areas originally planned. We were told not to plant Willows around the pond and so we did not. That does not negate your obligation. You still need to plant those or something else in its place. Provide me some documentation that you are doing that. We will be coming after the developer for those plantings, know that we will want those plantings somewhere with the plans reflecting that. What is the resolution? We need a plan that shows landscaping approved by the Surveyor's office. We will have you add more trees to 131 st Street. We will enforce what you send us so come up with a landscape plan that works for everyone. u u 7 Technical Advisory Committee Agenda July 21, 2004 Feltner: Revised sanitary sewer construction plans need to be submitted for review by the District's Engineers. A District project application must also be submitted. Please submit two sets of plans to the District for review by District's Engineers. An IDEM construction permit will be needed. All IDEM submittal information should be provided following the District's plan review. ...End... The applicant seeks to plat a residential subdivision of approximately 180 lots on 127.57:f: acres. The site is located southeast of West Road and 141 st Street. The site is zoned S-l/Residence-Estate. The builder will be Pulte. This will be built in phases as well as the pond. Weare looking at going off-site for some Lacrosse fields for the Carmel Dad's Club, which is not part of this discussion today. We have made surrounding property owner commitments for a certain curb cut on West Road and tree preservation. We will also have interior sidewalks with a multi-use trail in and through the subdivision connecting with the sports park. The two circular drives to the east, which will have one name. The one with section two and four where it is cut off at 173-4 that will get two names. What is the correct name of the subdivision? LongRidge no space but a capital R.
