The Board of Directors for Huntington Chase Homeowners Association represent the 125 single-family
residences in our West Carmel neighborhood. We have been reviewing and discussing information from
your meetings regarding the direction it appears you are going for your recommendation/report.
The consensus among our neighborhood is that residents do not support your direction thus far.
Specifically, that you are promoting, supporting and advocating for the following;
• Increasing density
o wherever possible within Carmel,
o by allowing lot-by-lot redevelopment within single-family neighborhoods,
o by allowing acquisition and complete re-build of entire city blocks of land,
o by adding multi-family style structures such as duplexes, quads, townhomes,
o by adding thousands of apartment units (No more apartments)
• Ability to add Alternative Dwelling Units (ADU) to existing single-family residential lots
• Construction of “build-to-rent” (BTR) communities
Residents in our neighborhood and many in surrounding subdivisions have chosen to live in this area for the
green space, low density single-family residences, suburban/estate areas contained in this section of
Carmel. Increasing density by actioning any of the above-mentioned items will take away from the very
reason we built/purchased/moved to Carmel, specifically West Carmel. Additionally, we have easily
accessible commercial nodes along Michigan Road and Meridian which are separate from and should stay
separate from suburban residential areas.
We appreciate the efforts to continually improve Carmel in a reasonable and responsible manner which
must necessitate a reasonable balance between the proposed urbanization while maintaining the residential
integrity of existing neighborhoods. Urban living areas need to remain in the urban sections and
suburban/estate sections need to remain as such. If we are to be a city for all to live, transforming the
suburban/estate areas by increasing density, which devalues existing suburban neighborhoods, does not
make Carmel a city for all.
We hope that this feedback helps in finalizing an appropriate Task Force report that truly represents all in
Carmel.
