Part of the West Half of the Northwest Quarter of the Northeast Quarter of Section 2, Township 17 North, Range 3 East in Clay Township, Hamilton County, Indiana, being more particularly described as follows: Commencing at the Northwest corner of the Northeast Quarter of Section 2, Township 17North, Range 3 East; thence on the North line of said Quarter Section , North 89°35’18” East (Record bearing) a distance of 94.82 feet to the Southwest corner of the Southeast Quarter of Section 35, Township 18 North, Range 3 East; thence North 89°49’34” East on the North line of said Northeast Quarter Section 577.84 feet to the Northeast corner of the West Half of the Northwest Quarter of said Northeast Quarter Section; thence South 01°17’33” West on the East line of the West Half of the Northwest Quarter of said Northeast Quarter 400.13 feet to the Southeast corner of land described in a deed to Police and Fireman’s Insurance Association, the Special Corporate Warranty Deed of which is recorded as Instrument#9246066 in the Office of the Hamilton County Recorder, said corner being the POINT OF BEGINNING of the herein described real estate; thence continuing on the East line of said West Half, South 01°17’33” West 309.53 feet to the Northeast corner of land described in a deed to Walter Scott, Jr. as Trustee of Suzanne and Walter Scott Charitable Remainder Unitrust, U/T/A, the Limited Warranty Deed of which is recorded as Inst rument #9809805169 in said Recorder’s Office; thence on the North line of said land, South 89°49’34” West 537.70 feet to the Southeast corner of land conveyed to The City of Carmel, the Warranty Deed of which is recorded as Instrument #199909969305 in said Recorder’s Office; thenceon said East line, the following three courses: 1) North 04°50’33” East (North 04°32’12” East –deed) 89.41 feet to Point #71 as designated on the Right -of-Way Plat cited in said deed, said point being the Point of Curvature of a curve concave West, having a central angle of 3°01’01” and a radius of 1954.86 feet; 2) North on and along said curve an arc distance of 102.93 feet (said arc being subtended by a long chord which bears North 03°20’02” East (North 3°01’41” East –deed) 102.92 feet to Point #73 per said Right-of-Way plat; and 3) North 01°49’32” East (North 01°31’11” East –deed) 117.09 feet to a point on the North line of the owner’s land, said point being on the South line of the above -said Police andFireman’s Insurance Association land; thence on said line, North 89°49’34” East 527.37 feet to the Point of Beginning; containing 3.771 acres, more or less; subject to rights-of-way, easements and restrictions.
