Ozwell Fitness – Variance Request Memo
Introduction:
Ozwell Fitness is a new fitness center business remodel / construction located at 1077 3rd Ave SW,
Carmel, IN 46032. The business is a high-end fitness center right off the Monon which provides a great
variety of training and recovery equipment and services to patrons.
Statement of Variance Request:
Two variances are being sought:
A) Existing building signage built size over approved limit
B) New signage facing street, going over the maximum of 1 signage per property
Statement of Support:
Both of these variances will allow the building to operate at its intended level. The first sign was built
33% larger than specified but is a subtle decorative element that does not disturb the character of the
architecture or its adjacent context.

The second variance is needed to allow for an additional street-facing sign, which will provide ease of
identification and navigation to individuals seeking this building.
