The applicant seeks the following development standards variance approvals: 8. Docket No. PZ-2024-00109 V UDO Section 5.39 (I) Sign facing north (not toward any street frontage) is not allowed, but 2 signs requested. The site is located at 11575 Pennsylvania St. It is zoned B-5 and is located within the West Homeplace Commercial Corridor overlay zone. General Info: • The Petitioner seeks variance approval for signage to face a parking lot (north), rather than a street frontage. • The overall sign proposal is to have 2 signs facing north (towards the parking lot), and 2 sign facing west (towards Pennsylvania St.) They will read Pickle on Penn, as well as The Kitchen. • It is located in the Pennwood Office Park development, not in any subdivision. • Northern Heights residential subdivision is located to the east of the site (with single family dwellings), and offices are located north, south, and west of the site. • Related Plan Commission docket no. is PZ-2024-00095 ADLS Amend which requests classifying this as a multi-tenant building for signage. • Please see the Petitioner’s info packet for more detail on the variance request. Variance Requested: Signs not facing a street - • The owner of this multitenant building requests to have two signs facing north (towards the parking lot) which is not allowed, and two signs facing west (towards Pennsylvania Street) which is allowed. • The UDO requires signage to face a street frontage. • The site has street frontage on Pennsylvania St. to the west and Washington Blvd. to the east. • Please view the signage location and design details in the Petitioner’s BZA Info Packet. Remaining Review Comments: • All planning/zoning review comments have been addressed. Final Comments: • The Planning Dept. supports the variance request, since the proposed sign locations will face away from the residential neighborhood located to the east. Findings of Fact: • Please refer to the Petitioner’s Findings of Facts included in their BZA Info Packet. Recommendation: • The Dept. of Community Services (DOCS) recommends positive consideration of this variance request, and with adoption of the Findings of Fact submitted by the Petitioner.
