(Make sure to check Carmel BZA on their form.) c) *The Current in Carmel only prints on Tuesdays, and their filing deadline is usually 14 days prior to their printing date. (Please provide us with the certificate of mailings for the file on or before Noon, Wed., June 19.) e) Please provide the filled out & notarized Placement of Public Notice Sign Placement Affidavit form (found in Handout) once the sign is placed. f) Please provide the filled out & notarized Petitioners Affidavit of Notice of Public Hearing form (found in Handout). g) Please provide the filled out Notice of the Public Hearing form/template (found in Handout). (DONE). h) Please provide proof of notice, such as Publishers Affidavit from the newspaper, once you receive them. i) Please make sure to list out your practical difficulties and hardships associated with having to comply with the zoning ordinance. j) Additional review comments (if any) will be issued through ProjectDox, our online electronic plan review software. You have decided to go through the variance process for your seasonal produce stand. The next available meeting is on Monday, July 22. Director of the Department of Community has confirmed that you can open your produce stand on July 1, contingent you go through the variance process by July 22 and obtain all necessary temporary permits. Please work with the Carmel Building Department to obtain your temporary use permit. You will need to apply for a Development Standards Variance from UDO Section 5.66.D. Attached is a Handout about the Board of Zoning Appeals (BZA) Hearing Officer Development Standards Variance process that contains all the instructions, checklist, public notice templates, affidavits, etc. Staff is here to help you go through this Variance process. With variances, you have to prove a practical difficulty or hardship as to why you cannot comply with the Carmel UDO. The official creation and filing of the BZA Hearing Officer Development Standards Variance application must be done on the online application portal. Then, a few days after that, you or whomever is listed at the ProjectDox/ePlan contact person will get invited to the project via email and will also receive an applicant upload task. That is where they will upload things like a site plan w/location of new structure, building materials used, garage elevations, an aerial photo of your property, lot coverage calculations, findings of fact, etc. (ProjectDox is our online plan review software.) The filing deadline for a BZA HO meeting is 28 days prior to your meeting date. You would need to submit online application here by Monday, June 24 to be placed on the July 22 meeting agenda. You would first create a login, then select the following: 1. Planning & Zoning 2. Board of Zoning Appeals 3.
