I hope all is well with you. My family lives in a single-family home in Carmel that we own. We also own two other single-
family homes near our primary residence, one that we purchased for my mother and wife’s mother (so they were close
to their three pre-school aged grandkids) and the other is an “investment” that we lease below market to a close friend
with two kids that attend Forest Dale.
Being a stakeholder in Carmel’s single-family housing market and a commercial real estate broker who loves Carmel and
supports development has caused me to think about the best locations for the “missing middle”, workforce housing, and
apartments (as well as multi-family that includes a mix of rent/sale units).
In my opinion, the most logical locations include areas that are entirely or primarily surrounded by non-single-family
properties (i.e., commercial uses). For example (and from a broad view), there is opportunity for redevelopment near
th
96 & Michigan Rd (i.e., Mayflower Park/RCI HQ), CNO’s campus, and along N Meridian St (Penn and Illinois as well)
where there are aging commercial properties with large parking lots and increasing vacancies that are ripe for
conversion.
Dense residential development in these areas, aided with support from the city/CRC, would have little to no negative
impact on Carmel’s existing single-family homeowners and would help fill in the housing market gaps.
