I will also be adding it to the online case file shortly. Bric Butler Meeting Coordinator Department of Community Services City of Carmel, Indiana Office: 317-571-2416 Email: bbutler@carmel.in.gov 1 Civic Square Carmel, IN 46032 From: Toby Holcomb <tholcomb@meyer-najem.com> Sent: Wednesday, July 17, 2024 7:39 PM To: Conn, Angelina V <aconn@carmel.in.gov> Subject: RE: 131 4th Street NW Site Plan Review Sorry Angie, I’m late but I have been busy with work. Can you please add my grievance to the agenda? I am concerned with Docket No. PZ-2024-00115 V Garage Setback: th The property is directly across from our property 140 4 St NW that has a single lane private road that is already an issue with deliveries from Amazon, UPS, and FEDEX. The issue is they use our driveway at 140 thth 4 street NW and 143 4 street NW (Jill Zaniker’ s) to turn their vehicles around. They already have caused blocking access to our properties with other vehicles. Other Concerns are with the depth of the 18’ garage drive and the 9’ to the road from the ROW setback. It would only allow their guest a Small car of 18’ to park in the driveway. If a box truck delivery was to be delivered to their property, it would stick out into the 1 lane street and the access to our properties since they are 26’ long then the 4’ (30”) of platform lift that is required to lower the equipment would impede our driveway. I would think they (the Petitioners) would be able to move the garage back to the allowable set back rules to keep the tight restrictions we already have to a minimum. 1 Toby Holcomb Toby Holcomb Senior Vice President MEYER NAJEM Tel: 317.577.0007 x 236 Fax: 317.577.0286 Cell: 317.557.4674 www.meyer-najem.com This message (and any associated files) is intended only for the use of the individual or entity to which it is addressed and may contain information that is confidential, subject to copyright or constitutes a trade secret. I would like to see if you could send me what has been submitted for the proposed house located at the above address. I’m more interested in the site plan on how the house will be placed and the impact that it will have with our drive that already is a problem for vehicles turning around. Please let me know that I can have access to this.
