Hollibaugh, Director SUE FINKAM, MAYOR L E T T E R of G R A N T July 23, 2024 Stanely Burrell 679 Vassar Street Carmel, IN 46032 Re: BZA Docket No. PZ-2024-00113-114-115 V: 131 4th Street NW Variances Dear Mr. Burrell, At the meeting held on Monday, February 26, 2024, the Carmel Board of Zoning Appeals Hearing Officer took the following action regarding the Development Standards Variance (V) requests filed by you for the property located at 131 4th Street NW. APPROVED with CONDITIONS: 131 4th Street NW Variances – Development Standards Variance approvals for: • PZ-2024-00113 V: Maximum 55- ft house width allowed, 84-ft granted. • PZ-2024-00114 V: Maximum 45% lot cover allowed, 49.5% granted. • PZ-2024-00115 V: Garage Setback – The front face of the garage must be at least 15-ft further from the front lot line than the primary front line of the principal building, 0-ft further granted. • CONDITIONS: The Petitioner must receive approval from the Carmel Engineering Department, including Stormwater Fund and cost of sidewalk payments. Also, urged to move the house/garage 5- ft further from the street. Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development Standards Variance approvals are valid for three (3) years. By that time, either continuous construction of the improvements must be underway, or a written request for a one-time, six-month extension of the approval must have been received and approval granted by this Department. The expiration date of the approval is July 22, 2027. Please include a copy of this letter with any permit application.
