HomeMy WebLinkAboutLetter #34 Cheryl Smolecki Butler, Bric From:Cheryl Smolecki <ptcas11@yahoo.com> Sent:Wednesday, July 24, 2024 3:08 PM To:Butler, Bric Subject:Housing task force Follow Up Flag:Follow up Flag Status:Flagged Dear Members - It would seem that one of the first steps in affordable housing is to try and save the areas where affordable housing exists already. Homeplace, Chesterton, Orchard Park, areas near the Monon Center, The Wilson Addi?on, The Johnson Addi?on, area SE of the High School, some addi?ons off 126th street are a few. Possibly this could be accomplished using zoning. If a home is purchased and the new buyer wishes to demolish, zoning could be used (and ENFORCED) so that the new dwelling is comparable in square footage as the original, or something to the effect that it should not exceed 25% of the original dwellings square footage. That will at least stop or curtail oversized mansions from taking over once affordable areas. Secondly, seniors need affordable homes with one story master bedrooms. What is being built is way more money than some of the typical homes we now own in the Woodlands and some sec?ons Brookshire. Could there be an effort to build dwellings a?ached by garages, shared lot units? That would minimize costs instead of an all brick detached zero lot line. Another idea - realtor fees eat up a good deal of profit from sale of our 2 story homes. Wouldn’t it be nice if there were some sort of consor?um where sellers of 2 story could be matched with first ?me or step up young buyers without involving the full real estate fee? And sellers of affordable one story units could be paired with seniors wan?ng to move in. I have heard, unfortunately that some of the smaller ranch homes in Lexington Farms, perfect for seniors, are being purchased by out of state developers. It would he nice if sellers snd buyers that are current residents could be paired minimize real estate fees. Just a few ideas. I’m sorry I cannot a?end the mee?ng tomorrow.
