I have uploaded this document into the correspondence folder. Please replace this sheet and list all BMPs on the document provided. The native vegetation should be mowed once a year, either in early spring or late fall. Please change this call out throughout the O&M and plans. Please revise this in the O&M as well as the plans. We will allow for a snout in place of a water quality unit as long as a bio-skirt is provided. Please provide a detail for this and call out on the plans and in the O&M. This elevation is roughly 30' lower than the elveations provided in the table. Please review and revise. Please remove the improvements from the tree protection area or relocate the fencing. We have concerns that the trenching required for installing silt fence will damage the tree roots. Please install a practice that will be less invasive or place the silt fence along the tree protection fencing. Vinyl fencing will not be ok as the material for the entire enclosure, only the fencing part covering the front for access. Please reduce the checkered panels to 3 sq. ft. or less. They are considered signage and must be 3 sq ft. or less in order to be considered exempt and allowed As proposed the wall sign is too tall.The spandrel is measured at 32' (384") wide x 3.25' (39") (this is within the accent band and does not include the outside of it). Signs within this spandrel may then only be 27.3" tall. Please adjust the sign accordingly. Please condense the two incidental signs into one. A good spot for one sign, serving as both an entrance and exit sign, is at the northeast corner of the lawn. Please see the site plan with changemarks for the location. As proposed the ground sign is larger than permitted. Signs are measured by drawing a box around the entire sign (Take 5 can and changeable copy) and then calculating the square footage. In this instance the ground sign is 52.75" x 133.5" (87" + 46.56") or 48.9 sq. ft. Please adjust accordingly. What is the base made of? The Carmel sign standards require masonry material to match the design of the building, in this instance brick. Please confirm the changeable copy will be manual letters that need to be change individually and not scrollers or electronic. Racks are to be installed a minimum of 24 inches from all walls or obstructions. Please show the limits of where the native plantings will extend to. A detail will need to be provided for this signage as well. Please collect the right-of-way and bring it into the site to be treated and detained. Compliance with the City’s Thoroughfare Plan includes construction of half of the improvements prescribed by the Thoroughfare Plan across the frontage. If these improvments are not made, money equal to the value of constructing these improvements should be contributed to the City for deposit in the City’s non-reverting Thoroughfare Plan fund. Please revise the entrance to comply with the City standard commercial driveway detail. This requires 30' radii, depressed curb, and concrete within the right-of-way. There is a manhole within this intersection that has an invert on 875.98. Please investigate the possiblility of tying the outlet pipe into this structure. We require that each site provide two BMPs. Please provide a watere quality unit to act as the second BMP for the site. Please ensure that it is sized per our standards. Please show all necessary erosion and sediment controls for demolition. This would include the construction entrance, perimeter protection, inlet protection, tree protection, etc. Please submit a request letter to our office to for the following: - To restrict a lane/close 98th Street for this cut. Please also provide standard drawing 10-24 for street cut repair. - To vacate the existing curb cut on 98th Street - To request approval for the proposed cut on to 98th Street the Existing Project Site Layout shall include the identification and delineation of vegetative cover such as grass, weeds, brush, and trees on the project site. the Existing Project Site Layout shall include the land use of all adjacent properties. the Existing Project Site Layout shall include all topography of land surrounding the site to a distance of at least one hundred (100) feet if the project site is less than or equal to two (2) acres in total land area. the grading and drainage plan shall include the delineation of all proposed land disturbing activities. the grading and drainage plan shall indicate as to the system being public or private.  the grading and drainage plan shall include a drainage summary, which summarizes the basic conditions of the drainage design, including site acreage, off-site/upstream acreage, allowable release rates, post-developed 10-year, and 100-year flows leaving the site, volume of detention required, volume of detention provided, and any release rate. the grading and drainage plan shall include the definition of minimum flood protection grade in accordance with this manual. the grading and drainage plan shall include a typical cross section of pond if not in accordance with standard cross section. For sites where the pre-developed area has more than one (1) outlet, the release rate should be computed based on pre-developed discharge to each outlet point. The computed release rate for each outlet point shall not be exceeded at the respective outlet point even if the post developed conditions would involve a different arrangement of outlet points. It appears that the combined post-developed 98th St roadside ditch exceeds the pre-developed EX1. PLease review and revise. This does not appear to be correct. 13 feet, 20 feet or 26.5 feet? Plans show a 26.5' spillway at 882.3, summary on page 8 of this report shows the spillway at 13'. The #2 primary is not shown in the construction plans. The 6-inch outlet pipe will not control the outflow from this site. The infiltration through the 4" of mulch, 8" of planting soil, gravel jacket and 4" perforated underdrain will control the outflow from this system, and it has not been accounted for in these calculations. Please review and revise. This detal should be included in the construction plans At this time, the plan is to save these trees. Please provide a calculation of the percent of EIFS used on the building. It must be 10% or less of the non window (doors) facade area. Please add an accent "frame" around the main wall sign, which will help create what we call a spandrel panel area. This is typically done with a soldier course row of bricks or some other brick patterning. It can be done in the same color brick or an accent color. The logo sign must be moved over to be combined with the drive thru oil change wording. As shown now, this is two signs for this elevation, which would require a variance that the dept. will not support. Instead of the logo sign, please add a frame or other brick accent feature in this space to add character and additional design features to the building. The proposed wall sconces in this elevation view seem out of scale. Please provide larger light fixtures for this wall that match the scale of the building. Please change this band to stone or brick. Please add additional brick detailing to the facades to break them up further. Faux windows or frames could be placed below the accent band. Above the accent band, we would like to see a frame that would match what should be added to the west elevation for the wall sign. Please add additional brick detailing on the south facade to enhance this elevation. We would like to see a "frame" element on the upper portion of the building and faux or "bricked in" windows on either side of the door. Please add lights on the east facade to match the west facade. Please increase the height of the water table on the tower columns. Right now there is not enough of a difference between this area and the rest of the building to call attention to it. Once the framed in area is added, we will need the dimensions of the width and height of it called out on the elevation. What is this box? A vent? Please revise this window design to more closely match/mimic the shape/design of the garage bay door windows. Can the height of this window be increased? Is this a material change behind the tower element or did it just not get rendered as brick? This needs to be brick to match the rest of the facade. What is this? light fixture? What is this? A light? Can an addtional window be added for the office? Or perhaps a transom window? (Transom window idea for this facade shown in blue rectangles) Please revise the height of the building to be right at 20'. This is required adjacent to residentially zoned properties. Would like to provide as much separation for preservation of the large tree to the south. Please label the ground sign location from both street right-of-ways. Why is the dumpster location set back so far from the pavement edges? Please label the bike parking pad dimensions and distance from the entry door. Please provide crosswalk striping across this area. The do not enter could be moved to a sign. Please label the overall distance from the east property line. Please increase the width of this area to the 5' minimum for required plantings. There is no drive aisle requirement for a one way traffic lane that is not adjacent to parking spaces.
