earthwork and grading in the back yard, especially since a 20-ft Drainage

document that is an Affidavit must be notarized. We have notaries at Carmel City Hall if you need one.

needed, but Certified is a step beyond that and are accepted.

Thank you for the updated site plan. I have some questions for the designer if you wouldn’t mind forwarding this
information along.
- If we take the largest dimensions of the lot into account, the square footage comes out to 15,506.7 SF (139’
-8 11/32” x 111’). This doesn’t account for the smaller width of the lot along Shelborne Woods Parkway so
the square footage of the lot would be smaller than 15,506.7 SF. The new site plan shows the lot at 15,681
SF so I’m not entirely sure where that measurement is coming from.
- According to the Hamilton County Assessor’s Website
(https://secure2.hamiltoncounty.in.gov/publicdocs/PRC/PRC2024/0000153719.pdf), the base floor area
of the residence is 2,922 SF, the garage is 919 SF, and the front porch is 101 SF which comes out to 3,942
SF. The new site plan shows 3,533 SF for the existing structure.
- I have measured the driveway and sidewalk a couple times and come out to ~1,550 SF. The plot plan
provides square footage for the driveway but doesn’t mention the sidewalk.
- It appears the first site plan that was submitted did not include the proposed patio to the south of the
proposed addition. We would not take the unroofed deck into account for the lot coverage so based on the
new plot plan, the addition is 320 SF and the patio area is 315 SF.
Based on this information, the project is coming out to ~39.54% lot coverage.

We would like to revise plans to show 20ft requirement so that consent to encroach is not required. Our
existing plan (attached) shows there is a 4ft extension of the patio beyond the sunroom which is requiring the
variance. We will not be doing the extension which will give us >20ft for the easement. I am not sure how to
properly calculate lot coverage. Wondering if you can provide my existing lot size and structure size.
Can you let me know if a permit is required for grading our backyard? Our lot is unusable and sloped and we
are planning to do some grading to make sure our lot is like our neighbors.
