Thanks, Matt, for your feedback. I talked to the design person and he mentioned that he calculated based on
the plans but county numbers seem accurate. Please see attached for our revised plan incorporating county
numbers. I will go ahead with the variance request.
Regarding the 20ft setback, let me know if you are fine that requirement. Also, do let me know if I can go
ahead and make the payments for the lot coverage variance.

Thank you for the updated site plan. I have some questions for the designer if you wouldn’t mind forwarding this
information along.
If we take the largest dimensions of the lot into account, the square footage comes out to 15,506.7 SF (139’
-8 11/32” x 111’). This doesn’t account for the smaller width of the lot along Shelborne Woods Parkway so
the square footage of the lot would be smaller than 15,506.7 SF. The new site plan shows the lot at 15,681
SF so I’m not entirely sure where that measurement is coming from.
According to the Hamilton County Assessor’s Website
(https://secure2.hamiltoncounty.in.gov/publicdocs/PRC/PRC2024/0000153719.pdf), the base floor area
of the residence is 2,922 SF, the garage is 919 SF, and the front porch is 101 SF which comes out to 3,942
SF. The new site plan shows 3,533 SF for the existing structure.
I have measured the driveway and sidewalk a couple times and come out to ~1,550 SF. The plot plan
provides square footage for the driveway but doesn’t mention the sidewalk.
It appears the first site plan that was submitted did not include the proposed patio to the south of the
proposed addition. We would not take the unroofed deck into account for the lot coverage so based on the
new plot plan, the addition is 320 SF and the patio area is 315 SF.
