Statement of Request:
We are seeking a variance from UDO section 2.04 which specified a max lot coverage of 35%. Our
variance request is to allow a 39% lot coverage to receive a permit to construct sunroom and a deck to
the back of our home.
Statement of Support:
The back of our home at 3361 Shelborne Woods Parkway has a lake. We would like to add sunroom and
a deck with patio underneath to make the space more enjoyable. The addition will be very aesthetically
pleasing and add value to our property which will eventually benefit the neighborhood. There will be no
adverse impact to the properties surrounding us as the sunroom will be built in place of the existing deck.
The HOA has approved our project, and the letter was provided in the document.

1. The approval of this variance will not be injurious to the public health, safety, morals and general
welfare of the community because:
We are seeking approval to add a sunroom and deck to the back of our house. This will include a
concrete patio under the deck and sunroom. We have hired a reputable firm to design and build
the project. It will not be a detriment to public health, safety, morals or general welfare and it will
add value to our home.
2. The use and value of the area adjacent to the property included in the variance will not be affected
in a substantially adverse manner because:
The adjacent properties will not be impacted as addition is behind the house. The construction will
comply with existing building with same color siding and shingles and will meet HOA requirements.
3. The strict application of the terms of the Unified Development to the property will result in practical
difficulties in the use of the property because:
The requirement of 35% lot coverage limits us from any new developments because of our existing
large driveway and house floorplan. Our house backs to a lake and having sunroom and a deck
will be aesthetically pleasing and will add value to our property and improve property values in the
neighborhood. The addition will improve the usability of the outdoor space
