HOUSING - One-piece, die-cast aluminum in a multi-radiused, rectangular shape with mounting arm cast in as an integral part of the housing. All hardware is stainless steel or electro-zinc plated steel. DOOR FRAME - The Patriot’s one-piece, die-cast aluminum door frame secures to the housing with a stainless steel hinge bracket. An integral over-center latch allows easy tool-less access. Door frame may then be easily removed from housing. Door is provided with a catch mechanism that limits door swing. A one-piece extruded silicone gasket seals the door frame against the housing. STOREFRONT REQUIREMENTS 1. Letters: All sign letters shall be individual letters internally illuminated behind a translucent face material or neon letters (must be all super white LED bulbs) in a white plastic face. LED lights may not be visible through the sign face. The use of internal illumination or a shielded light source may be used to incorporate backlit or halo lighting. The color and style of letters shall be restricted as follows: individual white letters mounted on a black box trimmed in gold. Each Tenant’s customary signature, logo, hallmark, insignia or other trade identification will be respected. 2. Raceway: No raceway mounted signage allowed. All sign letters shall be mounted directly on the fascia of the building and shall be centered within the limits of the storefront. 3. Sign Copy: Signs may have one (1) or two (2) lines of copy and shall conform to the following requirements. a) Signs on storefronts having less than thirty feet (30’) of frontage shall be permitted to have one line of copy not to exceed three feet (3’) in height; and two lines of copy not to exceed three feet, six inches (3’ 6”) from the top of the upper line to the lower line. b) Signs on storefronts having more than thirty feet (30’) shall be permitted to have one line of copy not to exceed three feet, six inches (3’ 6”); and two lines of copy shall be five feet (5’) from the top of the upper letter to the lower line. 4. Maximum Length: The maximum length of all signs shall not exceed eighty percent (80%) of Tenant’s storefront. 5. No exposed ballast boxes or electrical transformers shall be permitted. 6. Painted or printed signs on the exterior surface of the building, including paper signs, stickers or banners are not permitted without the prior written consent of the Landlord, and shall be subject to conformance of the City of Carmel Sign Ordinance. 7. Flashing, blinking, rotating, moving, animated or audible signs shall not be permitted. B. OTHER SIGNS PERMITTED 1. All unlighted signs on the glass inside Tenant’s storefront visible to the exterior of Tenant’s storefront with the exception of store hour decals), shall require Landlord’s written consent and are subject to conformance with the City of Carmel Sign Ordinance. The only lighted sign the City of Carmel allows on the storefront glass is an open sign. 2. Non-customer doors for receiving merchandise may have the name of Tenant in two inch (2”0) block letters. C. TENANT’S RESPONSIBILITY FOR SIGNS 1. Tenant’s sign contractor shall submit three (3) complete sets of sign drawings to Landlord for Landlord’s written approval before fabrication. 2. Tenant’s sign drawing shall include an elevation view of the storefront showing the sign with the dimensions of the height of letters and length of sign; including a cross section view of the sign letter showing the dimensioned projection of the face from the face of the sign panel. 3. Tenant shall lawfully erect the sign at its own risk and expense, including final electrical connection. All signs, including installation, shall comply with all local building and electrical codes. 4. Tenant shall at all times maintain signs in good repair; and upon vacating, Tenant, at Tenant’s expense, shall remove all signs and repair any and all damage caused by such removal. WARNING: Landlord shall have no responsibility whatsoever for any cost, expense or loss arising out of, or in the connection with, orders for construction, fabrication or re-fabrication of signs, whether or not in conformity with this Sign Criteria. A permit for erection of desired signage otherwise in conformity with this Sign Criteria must first be obtained by the municipality having jurisdiction for compliance with this Sign Criteria before proceeding with orders for construction, fabrication or re-fabrication of any signs.
