Dear Board Member,
I am writing to let you know that I am very opposed to the proposed development of PUD: PZ-2024-00028
(Lennar Development Group) at the corner of 146th St and Towne Rd. The development includes
significant commercial space and a high-density residential area, including an excessive number of
townhomes.
Our community is already witnessing the impact of rapid development, and the proposed housing
density per acre in this new project surpasses even that of Ambleside, which sets a concerning
precedent. The potential addition of more homes will drastically alter the character of our neighborhood,
leading to overcrowding and strain on local resources.
Moreover, the inclusion of commercial space in this development is deeply troubling. With the ongoing
commercial build-out on the opposite side of 146th St by Westfield, we are already bracing for the
inevitable noise and light pollution. Adding more commercial activity directly adjacent to our subdivision
would exacerbate these issues, severely impacting the quality of life for current residents.
The expected increase in traffic volume due to this development will inevitably lead to congestion, a rise
in accidents, and longer commute times, posing a significant risk to the safety of both drivers and
pedestrians.
I urge you to reconsider the scale and scope of this development and prioritize the needs and well-being
of existing residents. Our community deserves thoughtful, balanced growth that respects the
neighborhood's character and ensures that infrastructure keeps pace with development.
