Dear Bric Butler:
I am a very concerned resident of the Saddle Creek Community; which will be impacted by the
proposed Lennar Development Group on the corner of 146th street and Towne Road. The proposed
development backs Chariots Whisper Drive and is being planned for significant commercial space
and mixed housing units; residential and multi-family dwelling units.
My concerns are as follows:
As an example, the recent Ambleside Development which borders Saddle Creek, did not meet
developer and Saddle Creek promised expectations. The reneged destruction of the green space
trees were not communicated effectively to Saddle Creek residents. Trees that were not supposed
to be destroyed, were razed without regard until residents protested the violation of the covenant.
In addition, construction crews had to be reminded they were violating traffic agreements when
they were using construction equipment through the Saddle Creek neighborhood
The 'goodwill' agreement has really caused some residents to regret the build out of Ambleside
as it appears to have negatively impacted their personal perception of developers' concerns for
the well-being and quality- of-life for the communities adjacent to their developments
(neighborhoods). It created a bitter resentment of perceived 'over promise' and 'under deliver'
of intentions
Which brings us to the Lennar Proposed Development: the continual build out of multi-family,
residential and commercial use in the proposed area will increase traffic density; likelihood of
increased traffic incursions, noise pollution, eradication of natural buffers (specifically green
space and green space barriers) for current residents of Saddle Creek, Heather Knoll,
Lakeside Park and Westwood Estates.
Current developments North of 146th Street, under Westfield governance will already saturate
the area with build outs of additional housing and commercial space. Hence, my concerns
mentioned above, regarding, traffic, noise and diminished quality-of-life for current Saddle
Creek residents that border the proposed development.
At some point, the 'critical point' will be attained at which property values will likely decrease
from over-development. This will especially impact residents of north Chariots Whisper.
Planned development can be a good thing. However, over development without regard to
quality-of-life concerns could come at a huge cost for property owners.
While the short term and obvious opportunity for increased tax revenues for the city may be
appealing and within the desire of government caretakers, the long term and not so obvious of
unfettered growth could create undesired outcomes of disgruntled communities and future
stakeholders. Simply, voters trust in their elected officials will erode.

I humbly request that you give serious consideration for not only my concerns, but also of others who
plan to attend the proposed Lennar Development meeting on Tuesday, August 20, 2024. Please, as
appointed and elected officials, hear and carefully consider the sentiments of your voting base who
will be affected by this proposed development. Thank you!
