Dear Board Member,
I hope this message finds you well. I’m reaching out to express my strong opposition to the proposed
PUD: PZ-2024-00028 (Lennar Development Group) located at 146th St and Towne Rd.
This project’s plan to incorporate extensive commercial space and a densely packed residential area,
particularly the large number of townhomes, raises serious concerns. Our community is already
grappling with the effects of accelerated development, and the density of housing in this proposal far
exceeds what we've seen in Ambleside, which sets a worrisome trend for future developments.
The introduction of more homes on this scale threatens to fundamentally change the character of our
neighborhood. Overcrowding and increased pressure on our local resources seem inevitable if this
project moves forward. Additionally, the prospect of commercial space within this development is
unsettling. With Westfield’s ongoing commercial expansion across 146th St, we’re already anticipating
increased noise and light pollution—adding more commercial activity so close to our homes would only
heighten these disturbances and negatively impact our daily lives.
The surge in traffic that this development is likely to cause is another serious issue. Heavier congestion,
more accidents, and extended commute times are all potential outcomes that would jeopardize both
road safety and pedestrian well-being. It’s crucial that this development be reconsidered, with a focus
on aligning growth with the needs of current residents. Thoughtful planning that preserves the integrity of
our neighborhood and ensures infrastructure can support such growth is essential.
I urge you to reevaluate the scale of this project and place a higher priority on the interests and quality of
life of those who already call this community home. Responsible development is key to preserving the
neighborhood we value.
