Although I attended the public meeting on August 20, 2024 at 6 p.m., I wanted to follow up regarding my concerns about the proposed 146th/ Towne Rd. Development. I am very concerned that the committee would be entertaining commercial development on the 146th and Town Rd. area. Specifically, I am concerned because Carmel has never seen any commercial development west of Clay Terrace along the 146th St. Carmel corridor. Thus, allowing this type of development would be a marked and negative change to the area and the effects could be costly for those of us who have already purchased homes and settled in this vicinity of Carmel. Plus, there is already a plethora of commercial development being added just north in Westfield. The additional traffic a commercial development would bring in is nonsensical on a plot this size. Therefore, there is no need for it in this section of Carmel. Also, there is concern that this could become a build to rent community, which would damage current home values in preexisting subdivisions like Saddle Creek. Moreover, I am seriously concerned about the level of density in the current plans. Density rates in the proposed development are twice that of the new and unfinished Ambleside development and are 1 proposed for a plot of land that is 1/5 the size of the Ambleside development. That’s quite a leap in terms of being like the surrounding area. Furthermore, the proposed development's super pond would destroy 2 acres of mature trees and create water erosion issues and increased costs to the Saddle Creek community. Destruction of nature when there is an alternative is seriously problematic and a reflection of progress without conscience. Please do not allow this to happen.
