While we undestand development is unfortunately inevitable on every bit of s?ll open land, you do owe it to the long-?me residents of Carmel to hear and take their concerns into considera?on for responsible development especially in residen?al areas. The Lennar development has many concerns as evidenced from watching the commi?ee mee?ng last week. All of the commi?ee members except Mr. Hirsch agreed with the concerns of current residents about overdevelopment and inappropriate types of development when it is next to exis?ng single family residen?al neighborhoods. We have the following concerns about the 146th.Towne Rd. Development as follows: 1. We do not want to see a build to rent neighborhood there. First and foremost because eveyone I know is looking to own a home in Carmel NOT rent a home and also because rental homes and especially corporate rental homes have been proven to be poorly maintained. Homes should not be a greedy Wall Street corporate investment scheme. 2. The high density of the proposed development far exceeds that of Ambleside per acre and also this development also proposed commercial development ( a strip mall with a drive thru restaurant) that is absolutely unnecessary because rest assured Wes?ield will have commercial development lining 146th St. all the way to Michigan Rd. There has never been any commercial development granted in this residen?al area of Carmel and it should stay that way. 3. The increase in traffic and backups at roundabouts has increased exponen?ally in this part of Carmel. Rush hour has become ridiculous in some areas. There really is such a thing as overdevelopment. 4. The crea?on of a super pond will destroy large tree areas. Also the idea of combining an exis?ng pond with another development’s pond is fraught with peril legally, financially, and environmentally. You cannot have two HOA’s governing one pond. That is totally unacceptable in every way. Any new development should have to have their own separate pond. There is poten?al for water erosion issues and increased costs to Saddle Creek residents. It is high ?me that the development dictators of Carmel take into considera?on the people who already live here, our concerns, our property values, and the peace and quiet we sought by living in the outer suburban areas of Carmel away from urbanized development.
