Based on the elevations provided, there appears to be a low point in the
courtyard here. This will result in runoff from the area pooling in this area.
The area will need to be regraded to shed to the northwest or a drainage
system will need to be installed to convey the drainage out of the area.

Please locate and show on the plans the existing gas service line to the
existing meter location to prevent damage during construction. The owner
will need to call into the new service center at 1-800-990-1930 to have a
work order created to have the gas meter relocated. Also, there will be a cost
associated with this.

Second floor tenant sign
If awning sign is removed from East face, staff could entertain one of the two
following options: * a blade sign in this location (as long as it is not neon and
there is no exposed lighting - specs per UDO sign standards). OR * a
projection sign (max 20sf) at ground level at entrance to second floor (as
mentioned in previous comment).

Awning sign
Is it necessary to have a sign on this awning when there is already a sign on
the Canopy? Maybe using this allowance to possibly put a secondary
projection sign (max 5sf) or a projecting sign (max 20sf if it fits) as long as
there is an 8ft clearance from ground to bottom of sign and it follows other
UDO sign standards for these types of signs. This projection sign would have
to go at the entrance to the second floor off of W Main (at ground level). -
THIS OPTION WOULD DEPEND ON HOW FAR AWNINGS EXTEND FROM THE
BUILDING TO ALLOW FOR AN 8ft CLEARANCE and would replace the second
sign (awning) on the east elevation.

For visual balance, it would be better to continue the awning designs from
the South facade (logos). I would look better and less busy if the same
graphic was used, especially since the name of the business is already very
visible on the canopy directly adjacent to this awning.

If the spandrel panel area is only 3'2" tall, then the
maximum sign height allowed is 26.6" (70% of spandrel
panel height). Sign is specified at 32" which is larger
than allowed if spandrel dimensions are correct.
Proportionally, the sign (as shown) vs spandrel
dimensions do not match the spandrel measurement
provided. Signage must show in the correct proportion
to the building for proper review.

Please upload a formal sign package with the desired mounting and lighting
specs (from what is being proposed that will be raceway mounted and face
lit). Please include that raceways will be painted to match the building fascia
and that "all signs will follow UDO Sign Standards". Include elevations of the
buildings with the proposed final sign locations. The address and name of
the building should be included.

package is required for multi tenant mixed used
buildings per UDO sign standards.
