PROJECT NARITIVE
This development package is 4400 W. 96th, 3rd Shoot Pickleball. The project
consists of remodeling 43, 438 sqft of an existing building into 15 indoor pickleball
courts with concessions and lounge. The concession area will include beer and wine
options as well as other drinking options. The project includes 14 new 9x18 parking
spaces which will mirror the exiting parking lot in the front of the building. The rear
dock area will be restriped to provide 30 new parking spaces. This area has existing dock
lighting and therefore does not have additional lighting required. The pedestrian
walkways have been improved to provide direct access. The front entry includes a small
amount of sidewalk up to the proposed new entry. The rear entry includes new sidewalk
and striping to a new ADA ramp system and exterior vestibule.
The signing package includes 5 new ground amount signs. There are two types of
ground mounted signs. The first is a directional sign showing the entry locations. The
second is an informational sign showing where additional parking can be found. Two
building signs are proposed. One facing Mayflower Park Drive and second is above the
exterior vestibule in the rear near the dock area. There is an existing dock for driving into
the building; the bay door will be removed to install the exterior vestibule. The ramp has
been modified to have slopes for the accessible way and a handrail meeting the ADA
standards.
There is no additional landscaping proposed due to the small amount of work
required to install the 14-space parking lot. There is also a small area of grass adjacent to
the docks which will be paved for the 30 parking spaces in the rear. A proposed budget
has been included for your use.

CARPENTRY
Scope includes demo as necessary to create an 80 x 40 reception/pro shop
and expanded restrooms to include 4 stalls in the women’s and 3 stalls with
2 urinals in the men’s. Demising walls to be 6” steel for added sound
attenuation. Demising walls to include 40 lf of 4ft high glass for court
viewing and double glass entry doors into court area. Restrooms to include
ceramic tile on plumbing and rear walls, epoxy floor, solid surface counter
with 2 undermount sinks per, mirrors, built-in waste receptacles, hand
dryers, and all applicable ADA hardware.

ELECTRICAL INTERIOR
Scope to include demo as required, flat panel LED lighting in restrooms,
circuits for hand dryers, GFI outlets, bottle fill station, convenience outlets
in pro shop, exit/emergency lighting per code, exterior wall packs per code,
(10) 72”-84” ceiling fans in court area with zone controls, lighting in rear
vestibule, air circuit curtain in vestibule, and (1) new 100amp/208 single
phase panel w/ transformer in front. Court lighting by others

Plumbing budget 55,000.00
HVAC
Scope to include (1) new 10 ton RTU complete w/ curb, spiral ducting w/ T-
45 registers and grilles, Wi-Fi stat and controls, main supply and return
drops w/ gas line to RTU for pro shop/restrooms. Includes roofing and crane
set. Install new RV exhaust fan on roof with duct drops to new restroom
exhaust fans. Demo approx. 25 ft of existing supply duct in court area and
discard. Install 20 lf of 14” duct sock on existing W RTU to match existing
HVAC budget 54,100.00
STOREFRONT
Scope to include demo of rear overhead door and install of 12’ x 12’
storefront with attached 12’ x 8’ vestibule. Storefront and vestibule to have
(1) 3-0 x 7-0 entry door per.

Scope to include extending a wall above entry vestibule to the deck
with an acoustic ceiling and vinyl wrapped drywall tiles. Vestibule to

in storefront adjacent to courts

parking bumpers, clean existing parking area, prep cracks and seal, re-stripe

Remove grass on sides of concrete N and S. (7 to 8 ft ea.) Add base and

Install a manufactured steel 20 x 40 mezzanine with stairs, railings, and ¾”
