Andrew & Meachelle Wishart are requesting approval to build a wooden gazebo on our private residence property located
at 11642 Rosemeade Drive, Carmel, IN 46032. The footprint of the gazebo is proposed to be 16’ x 26’-4”. This will be an
outdoor covered area creating shade for seating on an existing patio. See attached arial photo.
The variance being requested is related to “the combined square footage of the Ground Floor of a Private Garage and/or
Accessory Building shall not exceed 75% of the Ground Floor Area of the Principal Building; 133% requested”.

The size of the proposed 16’x24’-4” gazebo exceeds the “75% of the ground floor of the principle building rule”, 133%
requested.

Statement of Support
This situation exists because when our lots 3 & 4 were re-plated into a single lot circa 2008 by the previous homeowner,
the adjacent pool house absorbed all available square footage for any additional accessory roofed structure, in this case a
gazebo. See attached replat.

sketches, location and pictures have been submitted to the HOA Board and received its approval.

IT IS THEREFORE the decision of the Carmel Board of Zoning Appeals that Development Standards Variance Docket No.
___________________________ is granted, subject to any conditions stated in the minutes of this Board, which are
incorporated herein by reference and made a part hereof.
