23B.08.06(B) Maximum Floor Area Ratio
The Maximum Floor Area Ratio is 0.70. A 0.84 FAR is shown. This is a 20% increase.
The development site is small, irregularly shaped, and requires a large right-of-way dedication on Old
Meridian, reducing the parcel by 0.681 acres. Further, the FAR has been calculated to include an under
B-6/US 31 Overlay
ground parking garage that will actually reduce the developed appearance of the site by reducing the
amount of surface parking and increasing green space.

23B.08.01(D) Building Setback line on Old Meridian
Because the site is zoned B-6, a 60 foot setback is required on Old Meridian. The northern building's
covered porch extends within 48.25 feet of the right-of-way. This is a 20% decrease in setback.
The size and shape of this parcel are unique, making building placement difficult. Further, this is the
only parcel on Old Meridian that is not within the Old Meridian Overlay. Thus, the 60 foot setback is in
B-6/US 31 Overlay
excess of what will be required as adjacent properties develop.
