At the present time al the fire department concerns have been addressed. We
requested two Knox boxes and Knox fire department connection caps for the
sprinkler siamese connection. Knox products may be ordered on-line at

I have been reviewing your questions for the Indiana Design Center project on Range Line Road. Here's what
I can tell you so far: I've responded to your original question in RED.

I. Tim reported that this permit will be for shell only construction, and that separate permits
will later be pulled for the separate tenant finishes. Can you confirm this?
Our submittal to the State was for Foundation Release and Standard Release for Shell
Construction only, with any Tenant Spaces to file their own improvement permits. Within this
Shell work, however, we will have finished spaces such as common area corridors, common area
toilet rooms, foyers, elevator lobbies, etc.
I. Is there underground parking area and/or tenant area in the building?
Yes, there is underground parking that matches the building footprint, plus off~street surface
parking.
1. I would like to confirm that the gross square footage for the entire building (including
garage areas, etc...) is 156,051 square feet?
Yes, This is the correct gross building area, including garage areas.
J. Do you know how soon the mechanical, electrical. and plumbing plans and State release
(s) will be submitted?
Final MEP will be issued in Bid Package 'B' for the Sheli Core areas, planned for sometime in
April. After this, there will likely be some additional MEP issued with the individual Tenant
buildout work
I. The building presently is sitting on multiple parcels of land. When/are these going to be
eventually re-platted into a single a parcel?
The re~platting of the mulitple parcels is a question for our legal department. It is my
understanding that a new consolidated description is not yet available, nor has it been proposed

at this time. Is this something that the City of Carmel will require? If so, is it contingent upon
issuance of building permits or can it be delayed until substantial completion?
Please feel free to contact me on any questions you may have with this, or any other Pedcor
projects in Carmel. I am the Principal Architect and Architect-of-record for all of Pedcor's projects
within the City, and as such, have sole professional responsibility for their execution. Also, in
any correspondence with Signature Construction or Pedcor Companies (as the Owner), I would

We still don't have plans so we have not had the opportunity to approve them. Our primary concern is going to b'e
the development's interface with the right of way. Right of way issues are supposed to require individual approval
by this Department and the BPW&S. Hopefully, we'll at least have opportunity to comments on these items
through the BPW approval process. Drainage is a whole different discussion. I'm going to see if I can scare up a
set of site plans.

Gentlemen,
Our office has completed the plan reviews for the Indiana Design Center Building. I have not yet
received notice from Gary Hoyt that he has completed his review, but that is probably not far off. I need
to verify the following:
1. Whether or not, despite possible outstanding issues with your divisions. we are to go ahead and
release the permit? (When Gary's plan review is complete.)
2. What outstanding issues are there, and if we release the permit, are we to hold later inspections
or certificates until those issues are resolved?
3. Are all required bonds that may be needed in place?
4. Is a water and/or sewer connection and/or availability permit needed?
a. If yes, was/is Board of Public Works and Safety approval required?
b. If yes, are there fees due and what would those be?
c. If yes, is my office to issue that, or will Utilities be handling it?
5. Are building permit fees to be assessed for this project?
6. We have not required submittal of the stamped approved landscape plan or architectural
elevation drawings for this building/site. Do we need to have these submitted to Matt Griffin and:
Scott Brewer, respectively, for our files?
If you could please answer these questions, I would appreciate it. My contact with Signature
Construction has called to let me know that if we would like to schedule a meeting regarding any
