PROJECT NARRATIVE
This development package is 4400 W. 96th, 3rd Shoot Pickleball. The project consists of
remodeling 43, 438 sqŌ of an exisƟng building into 15 indoor pickleball courts with conces-
sions and lounge. The concession area will include beer and wine opƟons as well as other
drinking opƟons. The project includes 14 new 9x18 parking spaces which will mirror the ex-
iƟng parking lot in the front of the building. The rear dock area will be restriped to provide 30
new parking spaces. This area has exisƟng dock lighƟng and therefore does not have addi-
Ɵonal lighƟng required. The pedestrian walkways have been improved to provide direct ac-
cess. The front entry includes a small amount of sidewalk up to the proposed new entry. The
rear entry includes a new sidewalk and striping to a new ADA ramp system and exterior vesƟ-
bule.
The signing package includes 5 new ground amount signs. There are two types of
ground mounted signs. The first is a direcƟonal sign showing the entry locaƟons. The second
is an informaƟonal sign showing where addiƟonal parking can be found. Two building signs
are proposed. One facing Mayflower Park Drive and the second is above the exterior vesƟ-
bule in the rear near the dock area. There is an exisƟng dock for driving into the building; the
bay door will be removed to install the exterior vesƟbule. The ramp has been modified to
have slopes for the accessible way and a handrail meeƟng the ADA standards.
There is no addiƟonal landscaping proposed due to the small amount of work required
to install the 14-space parking lot. There is also a small area of grass adjacent to the docks
which will be paved for the 30 parking spaces in the rear. A proposed budget has been includ-
ed for your use.
