DEPARTMENT REPORT
September 3, 2002
1. Docket No. 100-02 ADLS Amend- Carmel Walk Shopping Center
Petitioner seeks an amendment ofthe Architectural Design, Lighting, Landscaping &
Signage approval granted for a retail shopping center. The site is located at 1305 South
Range Line Road. The site is zoned B-S/Business.
Filed by James Burris of Lamson and Condon for Fineberg & Associates.
The applicant is requesting approval to renovate the retail building located at 1305 South Range
Line Road. Please refer to the informational booklet provided by the applicant last month.
At the August 6th Committee meeting the applicant was asked to explore alternate design
materials and propose revised elevations to the Committee at the September 3rd meeting. To date
the Department has'not received additional information from the applicant.
The Department maintains its recommendation that the following items be reviewed in greater
detail:
1. Architecture:
a. The applicant should provide photos of the existing elevation ofthe building as a
point of reference for the committee members.
a. The applicant proposes to cover the existing brick with EFIS.
b. We would like to see how the existing signage relates to the proposed elevations.
c. Please provide a full colored rendering of the building.
d. Is elevation #5 intended to illustrate that only the west column would be changed
and the back columns supporting the canopy would remain as existing?
1. Landscaping:
a. No comments.
2. Signage:
a. Show sign locations and "typical" on elevations.
b. The existing ground sign (please provide photo) is 15' 8" in height. This is in
excess ofthe 6' height permitted by ordinance. The Department advises a
proposal to modify the sign to meet the maximum 6' limitation and incorporating
the final design elements of the building into the sign.
c. Is there a detached A TM? Please advise.
3. Lighting:
a. The proposed design does not show a flat lens design along Range Line. The
Department would prefer that type of design.
b. The wall packs proposed at the rear of the building should incorporate down
lighting characteristics.
Note: The item only requires action by the Special Studies Committee.
