Docket No. 100-02 ADLS Amend- Carmel Walk Shopping Center petitioner seeks an amendment of the Architectural Design, Lighting, Landscaping & Signage approval granted for a retail shopping center. The site is located at 1305 South Range Line Road. The site is zoned B-8/Business. Filed by James Burris of Lamson and Condon for Fineberg & Associates. The applicant is requesting approval to renovate the retail building located at 1305 South Range Line Road. Please se the informational booklet provided by the applicant for a complete overview ofthe proposed elevations, landscaping, lighting, and signage. The Department recommends that the following items be reviewed in greater detail: Architecture: a. The applicant should provide photos ofthe existing elevation ofthe building as a point of reference for the committee members. b. The applicant proposes to cover the existing brick with EFIS. c. We would like to see how the existing signage relates to the proposed elevations. d. Please provide a full colored rendering ofthe building. e. Is elevation #5 intended to illustrate that only the west column would be changed and the back columns supporting the canopy would remain as existing? Landscaping: a. No comments. Signage: ....11. Show sign locations and "typical" on elevations. @ The existing ground sign (please provide photo) is 15' 8" in height. This is in excess of the 6' height permitted by ordinance. The Department advises a proposal to modify the sign to meet the maximum 6' limitation and incorporating the final design elements of the building into the sign. / Is there a detached A TM? Please advise. ~o Lighting: a.7The proposed design does not show a flat lens design along Range Line.
